PMAY Payment Status: Tracking Your Subsidy and Instalments
PMAY-U 2.0 pays up to ₹1.80 lakh interest subsidy in 5 yearly instalments into your home-loan account, so a partial credit is normal.

Under PMAY-U 2.0, the home-loan interest subsidy of up to ₹1.80 lakh arrives in 5 equal yearly instalments. Your lender credits each one to your loan account and cuts the principal, so a single credit of about a fifth of the subsidy is normal. Your SMS alerts and loan statement show what has arrived.

How the subsidy is released
The PMAY-U 2.0 guidelines set out this chain:
- You register your demand on the PMAY-U 2.0 portal. The portal checks for duplicates and issues an Application ID.
- The application goes to the lenders you selected, which check your eligibility and documents.
- Your lender sanctions and disburses the loan, then uploads a subsidy claim within 30 days of disbursement.
- The CNA re-checks the claim and shares approved claims with MoHUA.
- MoHUA releases subsidy monthly through the CNA to the lender.
- Within 7 days of getting the funds, the lender credits the subsidy to your loan account by cutting the principal. It also updates the portal.
- You get an SMS on your registered mobile with the amount and your beneficiary ID.
After a credit, your lender must ask whether you want a lower EMI or a shorter tenure. If you do not reply within 7 working days, the EMI is reduced.
Conditions your loan must meet before each instalment

How to check PMAY payment status
Interest subsidy (ISS)
- Check SMS messages on the mobile number registered with your application.
- Download your home-loan account statement and look for a credit marked as PMAY or subsidy.
- Log in on the PMAY-U 2.0 portal (Login > Applicant login) with Aadhaar and OTP to see your application.
- If nothing shows, ask the branch’s designated PMAY officer whether your claim was uploaded and approved.
Lenders must display scheme details and contact details at their branches.
BLC and AHP assistance
Under Beneficiary Led Construction (BLC), the central assistance comes in three parts, 40:40:20, paid by direct benefit transfer to your bank account. Each part follows the geo-tagging of a construction stage. The ULB must approve a geo-tag you upload within 15 days, or it is approved automatically. The state must then pay within 7 days. Your ULB can tell you which stage is recorded. For AHP, the money goes to the project, not to you, so ask the ULB or developer about your allotment.
Rural PMAY-G
Track a PMAY-G payment under FTO Tracking on the AwaasSoft site. You need the FTO number or PFMS ID, which the block office can give you.
Why an instalment has not reached your account
- Your lender has not uploaded the claim, or the CNA sent it back for clarification.
- The house has not been geo-tagged for the stage due.
- Principal outstanding has fallen to 50% or less.
- The loan account is closed or overdue.
- The loan, house value or income assessed by the lender is above the limits.
- The yearly instalment is simply not due yet.
Prepaying, switching lender or selling

| Sell the house | Selling is barred for 5 years from the first loan disbursement. A buyer cannot claim ISS on that property. |
| Loan turns NPA | The lender recovers dues, and the subsidy is adjusted in proportion to the loan outstanding |

Frequently asked questions
How much PMAY subsidy will I get each year?
The maximum release is ₹1.80 lakh over 5 equal yearly instalments, so about ₹36,000 a year at the maximum. Your amount depends on your loan.
Is the PMAY 2.0 subsidy paid into my savings account?
No. Your lender credits it to your home-loan account and reduces the principal.
How do I check PMAY-U 2.0 status?
Use Applicant login on the PMAY-U 2.0 portal with your Aadhaar number and OTP. For the subsidy credit itself, check your loan statement and SMS.
Does the lender charge a processing fee under PMAY-U 2.0?
No, not on a loan up to the eligible amount; the government pays lenders ₹4,000 per sanctioned application instead. Normal fees can apply in proportion on any amount above that.
My loan was disbursed in July 2024. Can I get the subsidy?
No. ISS applies to loans sanctioned and disbursed on or after 1 September 2024.
Can I choose a lower EMI instead of a shorter tenure?
Yes. Your lender must offer the choice after each credit, and a lower EMI applies if you do not reply within 7 working days.
