In Gujarat the 7/12 covers one survey number, the 8A lists a holder's whole khata, and an NA entry records Section 65 permission for non-farm use.

In Gujarat, the 7/12 shows one survey number: its holders, area, tenure and charges. The 8A lists every survey number held under one khata (account) in the village. An NA entry means the Collector has allowed non-agricultural use under Section 65 of the Gujarat Land Revenue Code, 1879. You can read all three free on AnyRoR before you pay a token amount.

This page is about reading Gujarat’s rural records, especially for NA land. For Maharashtra’s version of the 7/12, see our guide on how to read a 7/12 extract.
7/12 vs 8A
| Point | 7/12 (VF-7 and VF-12) | 8A (VF-8A) |
|---|---|---|
| Built around | One survey or block number | One khata (holder’s account) |
| Shows | Holders, area, uncultivable area, tenure, charges (boja), other rights, and crop and irrigation details in the VF-12 part | All survey numbers in that khata in the village, with area and revenue due |
| Main use | Checking a specific plot | Seeing everything a holder owns in the village |
A buyer needs both. The 7/12 tells you about the plot you are buying. The 8A shows whether the seller’s khata has other survey numbers, which matters when a plot was split or when one person holds land jointly with relatives.
What an NA entry means
Agricultural land in Gujarat cannot be used for housing, shops or industry until the use is converted. The occupant applies to the Collector under Section 65, and the application is filed online through iORA (Integrated Online Revenue Applications). When permission is granted, the land-use entry on the 7/12 changes and the NA order is referred to in the record.
Look for three things on the 7/12 of an NA plot:
| Item | Details |
|---|---|
| Land use. | It should show non-agricultural use, with the purpose, such as residential or commercial. |
| The order reference. | Match it with the NA order the seller gives you, including the permitted use and the area. |
| Tenure. | Old tenure (juni sharat) land can be transferred freely. New or restricted tenure (navi sharat) land needs permission and payment of a premium to the government before it can be sold or used for other purposes. |
An NA order usually comes with conditions, such as the layout approved by the planning authority and a time limit to start construction. Ask for the full order, not just the 7/12.
Checking NA status before buying
- On AnyRoR, choose View Land Record – Rural, then select VF-7 Survey No Details and enter the district, taluka, village and survey number.
- Check the land use, tenure, holders’ names and the charges column.
- Select VF-8A Khata Details to see what else the seller holds in the village.
- Select VF-6 Entry Details and read every entry linked to the survey number, including the NA entry and any sale after it.
- Select 135-D Notice for Mutation to see if a change is pending, and Revenue Case Details for any case on the land.
- If the village has been resurveyed, use “New Survey No From Old” to match the old number in older deeds.
- Get a digitally signed RoR and the certified NA order, and have a lawyer check the chain of title.
Our property legal due diligence checklist covers the other documents to collect, and the stamp duty calculator helps you budget the registration cost.
Village form 6 mutation entries
Village form 6 is the register of changes. A sale, inheritance, gift, partition, bank charge or NA order is entered here first, and the 7/12 and 8A are updated after the entry is certified. The e-Dhara system gives each change a unique entry number and prints an acknowledgement.
Before an entry is certified, notice goes out under Section 135D. The Gujarat Land Revenue (Amendment) Rules, 2026, in force from 1 April 2026, set these objection periods:
| Type of entry | Objection period |
|---|---|
| Online creation or removal of a bank charge | 10 days |
| Higher-risk entries: land record changed in the past year, sale by a power-of-attorney holder, not all recorded holders signed, or a dispute pending | 7 days |
| All other entries | 30 days from the last notice |
The state also said undisputed sale entries meeting its conditions can be certified the same day without notice, and that court and tribunal orders no longer need a notice. Notices can now be sent as PDF files by email. An entry that shows “pending” on AnyRoR is a reason to pause a deal.
Minimum plot size after the July 2026 change
Gujarat amended its Prevention of Fragmentation and Consolidation of Holdings Act, 1947 through an ordinance dated 14 July 2026. Reports say the standard survey number is now 10 guntha, about 1,012 sq m or 0.25 acre, in place of limits that ranged from 20 guntha to 3 acres. Urban areas are outside the rule. Transfers made between 29 January 1948 and 31 March 2026 that meet the new conditions can be regularised without a penalty or premium. Check whether the ordinance has been replaced by an Act before relying on it.
Urban property card vs rural 7/12
Inside surveyed cities and towns, Gujarat keeps land records as property cards at the City Survey Office, not as 7/12 extracts. On AnyRoR these sit under View Land Record – Urban. If a converted plot has come under a city survey, check the property card as well. Our page on the property card explains that record.
Certified vs uncertified copies
| Item | Details |
|---|---|
| Free AnyRoR view. | Good for checking. It carries no signature, so banks, courts and registration offices do not treat it as a certified copy. |
| Digitally signed RoR. | Log in through the Digitally Signed RoR link on AnyRoR or iORA, pay online and download the signed village form. |
| e-Dhara centre copy. | The taluka e-Dhara centre prints a computerised RoR on request. The Revenue Department lists a user charge of ₹15 for this service. |
For land with a long chain of entries, new tenure or a pending notice, pay a local property lawyer to read the records before you sign.
Frequently asked questions

It means the Collector has allowed the land to be used for a non-agricultural purpose under Section 65 of the Gujarat Land Revenue Code, 1879.

The free view is not a certified copy. Banks ask for a digitally signed RoR or a copy from the e-Dhara centre.

It is the notice sent to interested people before a change in village form 6 is certified. From 1 April 2026 the objection period is 7, 10 or 30 days depending on the entry.
Where can I see my land’s mutation history?
On AnyRoR, under VF-6 Entry Details. Older handwritten entries are under Old Scanned VF-6 Entry Details.
