IGRS Telangana is the online portal of Telangana’s Registration and Stamps Department, at registration.telangana.gov.in. You use it to check government market values, search encumbrance certificates, get certified copies of deeds, pay e-stamp duty and book a Sub-Registrar slot to register a flat, house or plot.

The department is headed by the Commissioner and Inspector General of Registration and Stamps, the title usually read into the name IGRS. Agricultural land is handled separately, on the Bhu Bharati portal.

IGRS Telangana full form and meaning

People searching “IGRS TG”, “IGRS TS” or “TSIGRS” mean the same portal. TS was the state’s older abbreviation and TG is the current one.

The portal does not spell out “IGRS” anywhere. The name matches the department’s head, the Commissioner and Inspector General of Registration and Stamps, and the department’s official email domain, igrs.telangana.gov.in. Some websites expand it as “Integrated Grievance Redressal System”. That describes a complaints portal, which is not what Telangana’s registration site is.

Under the Registration Act, the Sub-Registrar registers documents, issues encumbrance certificates after searching the records, and gives certified copies. Under the Stamp Act, the department collects stamp duty, one of the state’s major sources of revenue.

The department also runs the T-Registration Android app and a WhatsApp chatbot, Medha, on 82476 23578. When we checked, the Section 22A prohibition data carried a note that it was under review.

IGRS market value search: step by step

The market value sets the minimum base for stamp duty. The department revised values from 5 June 2026. Buyers who had booked slots before the change were told to pay the difference, a deficit challan, at the Sub-Registrar office before registration.

  1. Open registration.telangana.gov.in and click Market Value Search under Online Services.
  2. Choose Non-Agriculture Rates, then Land Value or Apartment Value.
  3. Select the district, then the mandal (or division in Hyderabad), then the village.
  4. Search by locality or by ward and block.
  5. Note the unit rate shown and multiply it by your area.

Duty is charged on the market value or the sale consideration, whichever is higher. On a flat outside a gram panchayat with a value of ₹50 lakh, that is ₹2,75,000 stamp duty, ₹75,000 transfer duty and ₹25,000 registration fee: ₹3,75,000 in all. EC search on IGRS Telangana

  1. Click Encumbrance Search (EC) on the home page.
  2. Select User Type as Citizen and log in with your mobile or email ID, password and captcha. New users click Register first.
  3. Enter the property details, such as the document number or the property’s location.
  4. Choose the period to search and pay the fee shown.
  5. Download the encumbrance certificate.

Under the department’s Citizen’s Charter, an EC or certified copy from computer records should be issued within 1 hour at the office, and within 24 hours when manual records must be searched.

Registering property through IGRS Telangana

  1. Check the market value and the Section 22A prohibited list.
  2. Open Pre Registration, enter the deed and party details, and upload the draft.
  3. Pay the duty and fee through the pre-registration module, not through e-STAMPS.
  4. Book a slot at the jurisdictional Sub-Registrar office.
  5. Attend with the buyer, seller, two witnesses and original papers.
  6. Collect the registered document. The Citizen’s Charter allows 24 hours for it to be scanned and returned.

The department warns that it never sends payment links by SMS. Ignore messages in the name of “Card Registration and Stamp”. Before buying a flat in a new project, also check the project on TS RERA.

Agricultural land goes to Bhu Bharati

Under the Telangana Bhu Bharati (Record of Rights in Land) Act, 2025, agricultural land is registered by the Tahsildar-cum-Joint Sub-Registrar of the mandal, through bhubharati.telangana.gov.in. Non-agricultural land and abadi stay with the Sub-Registrar. For disputed titles or unusual deeds, a property lawyer can advise.
