YEIDA Plot Scheme: How Registration, Draw and Payment Work
YEIDA allots plots by draw. For RPS10/2026 you paid 10% of the premium to register; allottees pay 100% within 60 days of allotment.

YEIDA allots residential plots along the Yamuna Expressway by draw of lots. For its RPS10/2026 scheme, you paid a registration amount of 10% of the plot premium (5% for SC/ST applicants), and allottees must then pay the full premium within 60 days of the allotment letter. YEIDA has since let RPS10/2026 allottees pay until 29 September 2026 with 13.5% interest; after that, allotments face cancellation.

How YEIDA residential plot schemes are run
The Yamuna Expressway Industrial Development Authority offers plots on land it has acquired. Each scheme has a brochure with its terms, and YEIDA can raise or cut the number of plots at its discretion. You apply and pay only online; YEIDA accepts no offline payment.
A plot is not the same purchase as a flat: you pay for land now and build later, under deadlines. Our plot vs flat comparison covers the trade-offs.

Eligibility and reserved categories
- You and any co-applicant must be at least 18 on the date the scheme opens.
- Any Indian not barred from buying property in Uttar Pradesh can apply. Only individuals can apply; HUFs cannot.
- Each person can apply for only one plot. Anyone already allotted a residential plot or flat by YEIDA is not eligible.
- A co-applicant must be immediate family: parent, sibling, child or spouse.
- A husband and wife may both apply. If both win, one plot must be surrendered within a month of allotment, or both allotments can be cancelled.
Of the 973 plots, 17.5% (170) are reserved for farmers whose land YEIDA acquired or bought, including for the Jewar airport. Another 5% (48) go to functional industrial units allotted by YEIDA, leaving 755 for the general category. Within the farmer and industrial quotas, 21% of plots are for SC and 2% for ST applicants. There is also a 5% horizontal reservation for applicants with disabilities from Uttar Pradesh. Plots left unclaimed in any reserved quota go into the general draw.
Farmer applicants must have received full compensation without dispute and must file undertakings on ₹100 stamp paper. Industrial applicants need a plot allotted by 31 March 2026, a functional certificate and a no-dues certificate. Allottees in these quotas cannot transfer the plot for five years from allotment.
Registration money and refund if not selected
- Buy the application form online for ₹600 on YEIDA’s website.
- Fill in every field, paste your photo, sign, and attach the required annexures and a cancelled cheque. Incomplete forms are rejected.
- Pay the registration amount for your plot size through the payment gateway before the closing date.
- If you need finance, approach the banks named in the brochure (Axis Bank, ICICI Bank, HDFC Bank, Bank of Baroda, Canara Bank and Kotak Mahindra Bank). Banks with YEIDA collection accounts may fund up to 90% of the deposit, which must reach the scheme account by the last date.
After you submit the form, you can change only your address, by registered post. If you are not selected, the registration money is refunded without interest to the source account. If YEIDA holds it for more than a year from the draw, it adds SBI’s savings interest rate for the extra period. A bank-financed deposit is refunded to the bank.

The brochure also says no withdrawal is accepted after the final eligibility list is published. Send the request by registered post with acknowledgement, or hand it in at YEIDA’s reception, with the original receipt, allotment letter and a cancelled cheque.
Draw process and results
Plots are allotted by draw of lots of plot numbers, held separately for each category. The brochure gave 18 June 2026 as the tentative draw date and said any change would be announced in newspapers and on the website. Reserved plots not taken up are added to the general draw.
Allotment letters go by registered post within 30 days of the draw. You can also use “Allotment check” under Property on YEIDA’s website.
Allotment payment plans and interest
RPS10/2026 has one payment option: 100% of the premium, including the registration money already paid, within 60 days of the allotment letter. GST is extra where it applies.
Take a 162 sq m plot. At ₹36,260 per sq m, the premium is ₹58,74,120. After the ₹5,87,412 registration amount, ₹52,86,708 is left to pay. Location charges, GST and the one-time lease rent are extra.

If you pay only part of the allotment money, the allotment is cancelled and an amount equal to the registration money is kept. Missing three consecutive instalments can also lead to cancellation. The CEO can restore a cancelled plot within six months for a 10% charge, but not one cancelled for non-payment of allotment money.

Late construction costs extension charges of 4%, 5% and 6% of the premium for the first, second and third year. Beyond that, the charge is 4% of the sector rate per sq m a year. You cannot divide the plot or merge it with another.
If the plot’s area changes by up to 10% at handover, the price changes in proportion and you cannot surrender. Above 10%, you may surrender and get your money back without interest, less ₹10,000. Before paying, run through our property legal checklist and confirm the RERA registration.
