What to know

Check eligibility against the official criteria on the government portal before you let a builder or a lender "process" your application. Subsidy claims are a common sales hook, and an applicant who does not qualify — because the household already owns a pucca house anywhere in India, or falls outside the income category — will not become eligible because a sales team filed the form.

Who is eligible for PMAY-U 2.0?

Broadly, households in the EWS, LIG or MIG income categories that do not own a pucca house anywhere in India, applying under one of the scheme verticals. The exact income thresholds and carpet-area limits are set by notification and revised from time to time — check the current criteria on pmay-urban.gov.in rather than on any comparison site, including this one.

Do I have to pay anyone to apply for PMAY?

No. Application is free and is made through the official portal or a designated common service centre. Anyone charging a fee to "guarantee" or "fast-track" a PMAY subsidy is running a scam.

Can I get PMAY if I already own a house?

No. The core condition is that no member of the household owns a pucca house anywhere in India. This is the most common reason applications are rejected after a builder has already told the buyer they qualify.
