The three figures in that row are unpacked separately: the Union Bank home loan interest rate covers what the bank advertises and the most it can charge, the EMI page converts both ends into a monthly number, and fees and charges lists the costs that sit outside the processing fee.

What that costs in rupees

On ₹50,00,000 over 20 years.

EMI at 7.15% ₹39,216 per month
Total interest ₹44,11,939
EMI at the 9.35% maximum ₹46,118 per month
Extra interest at the maximum rate ₹16,56,356

Principal and interest only. Processing fee, GST, documentation and any insurance sold alongside the loan are additional.

Those numbers hold for one loan size and one tenure. For your own amount and term, run the EMI calculator.

How it compares

Union Bank of India is the joint cheapest of the 12 providers we track — level with Canara Bank and LIC Housing Finance at 7.15%. The other public sector lenders on the board sit close: Canara Bank at 7.15%, Bank of Baroda at 7.20%, Punjab National Bank at 7.25% and State Bank of India at 7.25%. The full board is on home loan interest rates today.

What moves this rate

Public sector bank. Floating retail loans are priced off an external benchmark, so RBI rate cuts pass through within a reset cycle.

The advertised rate is a starting point, not an offer. It goes to the strongest applicants: a high credit score, a big down payment and usually a salaried job at an approved employer. The maximum in the table above is the bank’s own upper limit. Where you land between the two is set by your credit score, not by bargaining — which is why it is worth reading what affects your credit score before you apply rather than after.

Read the fee together with the rate, not separately. Where a fee is quoted without tax, add 18% GST to get what you actually pay. On a big, long loan the rate matters most. On a smaller or shorter one, a low rate with a high fee is often the costlier deal.
