Union Bank of India advertises from 7.15% and can charge up to 9.35% for this product — a range of 2.20%. Where you land is set by your credit score, your down payment and your income type, not by bargaining. The rest of the terms are on the Union Bank of India home loan page.

How it compares

Union Bank of India is the joint cheapest of the 12 providers we track — level with Canara Bank and LIC Housing Finance at 7.15%. Our best home loans table ranks the full set on rate and fee together.

What the EMI leaves out

Public sector bank. Floating retail loans are priced off an external benchmark, so RBI rate cuts pass through within a reset cycle.

The advertised rate is a starting point, not an offer. It goes to the strongest applicants: a high credit score, a big down payment and usually a salaried job at an approved employer. The maximum in the table above is the bank’s own upper limit.

Read the fee together with the rate, not separately. Where a fee is quoted without tax, add 18% GST to get what you actually pay. On a big, long loan the rate matters most. On a smaller or shorter one, a low rate with a high fee is often the costlier deal.

Terms change without notice. Confirm the current figures with Union Bank of India before you act.
