PMAY-G assistance is paid in at least three instalments straight into your bank or post office account. Each payment goes out as a fund transfer order (FTO), signed digitally by two officials. The first instalment should arrive within 7 working days of sanction; each later one follows a geo-tagged photo of the construction stage.

If you have not yet been sanctioned a house, your first check is the PMAY-G waiting list. Our Pradhan Mantri Gramin Awas Yojana guide covers eligibility and applying. This page picks up after sanction and follows the money.
Construction stages and geo-tagging
The PMAY-G framework allows only seven stages in AwaasSoft: house sanction, foundation, plinth, windowsill, lintel, roof cast and completed. Every state pays the first instalment at sanction. It then maps each later instalment to a stage of its choice, and it decides the amount of each instalment.
Photos drive the whole process. Before sanction, a block official uses AwaasApp to photograph the house you live in now and the plot where you will build. At each later stage, a field official, or you or your representative, uploads a photo through AwaasApp. The app records latitude, longitude, date and time with every photo. Once the inspection photo is approved, the next instalment can be paid. The framework expects the first inspection within 2 months of sanction.
To see how your state splits the ₹1.20 lakh or ₹1.30 lakh, open the Installment Details report on the PMAY-G portal and pick the financial year and scheme.
What an FTO is and how it moves
A fund transfer order is the electronic payment instruction for your instalment. The state’s PMAY-G money sits in one Single Nodal Account, and FTOs are the only way to withdraw from it. The chain works like this:
- Your Aadhaar or bank account is entered in AwaasSoft and verified by PFMS.
- Block officials check that the name on the Aadhaar or bank record matches your name in AwaasSoft.
- Your name then appears in the order sheet for payment.
- A first signatory creates the FTO and a second signatory approves it, both with digital signatures.
- PFMS checks the FTO and either accepts or rejects it.
- An accepted FTO goes to the state nodal bank, which credits your account and sends the response back to AwaasSoft.
An instalment can therefore be stuck at any point: waiting for signature, rejected by PFMS, or sent to the bank but not credited. The state’s nodal bank is also expected to send you an SMS when the first instalment is transferred.
How to track your FTO
- Open the PMAY-G portal at pmayg.dord.gov.in.
- Go to Stakeholders and choose IAY/PMAYG Beneficiary.
- Enter your Registration Number or Beneficiary ID and the captcha to see your sanction and instalment details.
- Note the FTO number or PFMS ID for the instalment you are chasing. Your block office can give it to you if it is not shown.
- Open Awaassoft and then FTO Tracking, which leads to the Rural Housing FTO Tracking System.
- Enter the FTO Number or the PFMS Id, solve the captcha and submit.
The menu also lists a second tracker, FTO Tracking (SNA SPARSH). If the first one shows nothing, try that one. For the stages of a sanction, see our guide to PMAY beneficiary status.
Why an FTO fails
Most failed or stuck payments trace back to your account details. The framework names these points of failure:
| Item | Details |
|---|---|
| Account rejected by PFMS. | A closed, frozen or wrongly entered account is sent back. The block must correct and freeze the account details again in AwaasSoft. |
| Aadhaar not linked for payment. | For Aadhaar-based payment, your Aadhaar must be authenticated with UIDAI and linked to a bank account. If PFMS rejects it, the Aadhaar-account link has to be updated first. |
| Name mismatch. | Block officials must confirm that the name on your Aadhaar or bank record matches AwaasSoft. A spelling difference can hold up the order sheet. |
| Non-CBS account. | New beneficiary accounts must be in banks or post offices on core banking. |
| Stage not approved. | If the inspection photo was not taken or not approved, no FTO is created for the next instalment. |
Post office savings accounts are recognised by PFMS, so they can receive PMAY-G payments once frozen in AwaasSoft like a bank account.
MGNREGS wages and toilet support
Your PMAY-G house carries two other entitlements. You can get up to 90 person-days of unskilled wage work under MGNREGS, or 95 in north-eastern and hilly states, difficult areas and IAP districts, to build your own house. If you have already used your 100 days, or you are old or disabled, another MGNREGS worker can do that labour. These wages are paid under MGNREGS, so they appear on the MGNREGS side, not in PMAY-G instalments.
You can also get ₹12,000 for a toilet from Swachh Bharat Mission (Gramin), MGNREGS or another source. If you need more money, the state should help you get a bank loan of up to ₹70,000. The house must be at least 25 square metres, including a cooking area.
Fixing a delayed or failed payment
- Check that your latest stage photo has been uploaded and approved. Ask the gram panchayat or block housing staff if you are unsure.
- Track the FTO. If it was rejected, ask the block office for the reason.
- Visit your bank or post office to confirm the account is active and on core banking, and that Aadhaar is linked if payment is Aadhaar-based.
- Give the block office a copy of your passbook and Aadhaar so it can correct and re-freeze the details.
- If nothing moves, file a written complaint with the grievance officer at the block or district. The framework asks officers to dispose of complaints within 15 days.
- You can also complain on CPGRAMS at pgportal.gov.in. The ministry forwards it to the state and expects an action-taken report within a month.
The completion deadline is 12 months from sanction. Fix a stuck instalment early, so a payment delay does not stall your building.
Frequently asked questions
What is FTO in PMAY-G?
FTO means fund transfer order. It is the digitally signed electronic instruction that moves your instalment from the state’s PMAY-G account to your bank or post office account through PFMS.
How many instalments are there in PMAY-G?
At least three. Each state sets the exact number and amounts at the start of the financial year.
When is the first PMAY-G instalment paid?
Within 7 working days of the sanction order, directly into your registered account.
How do I check my PMAY-G FTO status?
Use Rural Housing FTO Tracking on the PMAY-G portal with your FTO number or PFMS ID. Your instalment details are under Stakeholders, IAY/PMAYG Beneficiary, with your registration number.
Why has my second instalment not come?
Usually the foundation or plinth photo has not been uploaded or approved, or the FTO was rejected because of an account or Aadhaar problem. Ask your block office which step it is stuck at.
Can I upload my own house photo?
Yes. AwaasApp can be used by a beneficiary or a representative to report progress with geo-tagged, time-stamped photos.
Are MGNREGS wages part of the ₹1.20 lakh?
No. The 90 or 95 person-days of wages are paid separately under MGNREGS, on top of the unit assistance.
