PMAY Beneficiary Status: What Each Stage Means and What to Do Next
Check PMAY-U 2.0 status on pmaymis.gov.in with Aadhaar OTP, or PMAY-G status on AwaasSoft with your registration number.

Where you check PMAY beneficiary status depends on the scheme. Urban applicants under PMAY-U 2.0 log in on pmaymis.gov.in with their Aadhaar number and an OTP. Rural PMAY-G beneficiaries search AwaasSoft with their registration number. Each status marks a step: application, verification, sanction, instalments paid as building progresses, then completion. If it stops moving, ask your urban local body (ULB) or block office first.

How to check PMAY-U 2.0 status (urban)
- Open the PMAY-U 2.0 page on pmaymis.gov.in.
- Click Login, then Applicant login.
- Enter your Aadhaar number and your name exactly as printed on Aadhaar.
- Click Generate OTP and enter the OTP sent to your Aadhaar-linked mobile.
- Read the application shown on screen and note your Application ID.
The same screen has a red Withdraw button. Do not press it unless you mean to cancel your application.

How to check PMAY-G status (rural)
- Go to pmayg.dord.gov.in and open the Stakeholders menu.
- Select IAY/PMAYG Beneficiary.
- Enter your registration number (beneficiary ID), fill the captcha and submit.
- Check the sanction details, instalments paid and construction stage.
If your gram panchayat gave you an Awaas Plus ID from the 2024 survey, use AwaasPlus Beneficiary Details instead. Ask the gram panchayat secretary or block office if you do not have either number.
PMAY-U 2.0 stages and what each one means
The portal’s exact wording can differ, but files move in the order set by the PMAY-U 2.0 guidelines.

Under BLC, the second instalment goes to houses geo-tagged at lintel stage, and the last 20% follows the final geo-tag.
PMAY-G stages
Under the PMAY-G Framework for Implementation (2022), a registered household is first sanctioned a house. The first instalment reaches the beneficiary’s bank or post office account within 7 working days of the sanction order. Each state pays at least 3 instalments, linked to stages it picks from foundation, plinth, windowsill, lintel, roof cast and completed. The status shows Completed once the final stage is recorded.
Why an application shows rejected or not eligible
For PMAY-U 2.0, the common reasons in the guidelines are:
- You or a family member own a pucca house anywhere in India.
- You were allotted a house under any central, state or local government housing scheme in the last 20 years.
- Household income is above ₹9 lakh a year. The limits are ₹3 lakh for EWS, ₹6 lakh for LIG and ₹9 lakh for MIG.
- Your PMAY-U house was curtailed by the CSMC after 31 December 2023 on the state’s recommendation.
- For ISS, the loan is above ₹25 lakh, the house value is above ₹35 lakh, or the loan was sanctioned and disbursed before 1 September 2024.
For PMAY-G, households in houses with a pucca roof or wall, or more than 2 rooms, are filtered out. So is any household meeting one of 10 exclusion criteria. Examples include a member earning over ₹15,000 a month, a Kisan Credit Card limit of ₹50,000 or more, or paying income tax.
How long each stage usually takes

Because cities batch their proposals, a verified file can wait months for sanction. No fixed limit applies to that wait.
What to do if your status has not moved
- Note your Application ID, registration number or Awaas Plus ID.
- Check that your Aadhaar-seeded bank account is active, since payments go by direct benefit transfer.
- For a stalled instalment, confirm the stage was geo-tagged and approved.
- Visit the ULB housing cell (urban) or the block development office (rural) with your papers.
- For ISS, ask the lender’s branch whether it has uploaded your subsidy claim.
- If nothing changes, file a written grievance.
Raising a grievance
For urban cases, use the grievance link (PGRAMS) on pmay-urban.gov.in or pmaymis.gov.in. For rural cases, PMAY-G rules require a grievance officer at the gram panchayat, block, district and state levels. Each must dispose of a complaint within 15 days. PMAY-G complaints made on CPGRAMS (pgportal.gov.in) are sent to the state, which must report action within one month. Urban applicants can use CPGRAMS too.

Frequently asked questions
How do I check PMAY status with my Aadhaar number?
For PMAY-U 2.0, use Applicant login on pmaymis.gov.in with your Aadhaar number, name as on Aadhaar and the OTP. PMAY-G search needs a registration number instead.
Can I check PMAY status with my mobile number?
For the old PMAY-U, yes: Track Your Assessment Status accepts name, father’s name and mobile number. The PMAY-U 2.0 login uses the OTP sent to your Aadhaar-linked mobile.
How do I check the PMAY-G beneficiary list for my village?
Ask your gram panchayat, which must publicise the verified list for at least 7 days. You can also search your own record by registration number on AwaasSoft.
What does “forwarded to PLI” mean?
Your interest subsidy application has gone to the banks or housing finance companies you picked. They check eligibility and handle the loan.
My PMAY-G instalment has not come. What should I check?
Check whether your construction stage was inspected and recorded. Then trace the payment with its FTO number or PFMS ID under FTO Tracking.
Can I edit my PMAY-U 2.0 application after submitting?
No. After Final Save the form is locked; the portal only lets you withdraw it.
