Six REITs are listed in India in September 2026: Embassy Office Parks, Mindspace Business Parks, Brookfield India Real Estate Trust, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT. All six trade on NSE and BSE, and each paid a distribution for the April–June 2026 quarter, ranging from ₹1.50 to ₹6.67 per unit.

Nexus Select is the only retail REIT; the other five own office parks. Knowledge Realty Trust appears on SEBI’s register under its earlier name, Office Realty Trust, registered on 18 October 2024. Bagmane opened for subscription on 5–7 May 2026 and listed at ₹103.50, 3.5% above its issue price.

Per-unit amounts are not comparable across REITs on their own, because the unit prices differ. Nexus, Knowledge Realty and Bagmane issued units at ₹100, while the older office REITs issued at ₹275–₹300. Compare yields instead.
Bagmane listed partway through the quarter, but its board declared a payout for the full quarter.
Full-year distributions for FY 2025-26
- Embassy: ₹25.28 per unit (₹2,396 crore), against ₹23.01 in FY 2024-25.
- Mindspace: ₹24.09 per unit (₹5.79, ₹5.83, ₹5.83 and ₹6.64 by quarter), against ₹21.95 in FY 2024-25.
How to work out a REIT’s distribution yield
SEBI’s rules fix how much a REIT must pay out. They do not set a yield. You calculate the yield yourself:
- Add up the distributions per unit for the last four quarters. For a newer REIT, multiply the latest quarter by four and treat the result as a rough guide.
- Take the unit’s current market price from NSE or BSE.
- Divide the yearly distribution by the price and multiply by 100.
Example: Embassy paid ₹25.28 per unit in FY 2025-26. If a unit costs ₹400, the trailing yield is 25.28 ÷ 400 × 100 = 6.32%. At ₹450 it falls to 5.62%. The ₹400 and ₹450 prices are illustrations only, not quotes.
A yield based on past payouts says nothing certain about future payouts. Distributions depend on occupancy, rent renewals and debt costs.
What a REIT distribution is made of
A REIT payout mixes several parts, and each is taxed differently. The REIT’s distribution notice shows the split.

Gains on selling listed REIT units held for more than 12 months are taxed at 12.5% on the amount above ₹1.25 lakh a year. Gains on units held 12 months or less are taxed at 20%. How to buy units of a listed REIT
- Open a demat and trading account with a SEBI-registered broker.
- Search your broker’s app for the NSE symbol, such as EMBASSY or NXST.
- Check the REIT’s latest results and distribution history on its investor page.
- Place a buy order for as few as one unit.
- Hold the units on the record date to receive the next distribution in your linked bank account.

How many REITs are listed in India?
Six: Embassy, Mindspace, Brookfield India, Nexus Select, Knowledge Realty and Bagmane Prime Office. Bagmane is the newest, listed on 14 May 2026.
Which REIT paid the highest distribution per unit last quarter?
Mindspace, at ₹6.67 for April–June 2026, followed by Embassy at ₹6.31. A higher per-unit amount does not mean a higher yield, because unit prices differ.
What is the distribution yield of Indian REITs?
SEBI does not publish one. Divide the last four quarters’ distributions by the current unit price. Embassy’s ₹25.28 for FY 2025-26 gives 6.32% at an illustrative price of ₹400.
How often do REITs pay dividends in India?
SEBI requires a distribution at least once every six months. All six listed REITs pay quarterly, within five working days of the record date.
Are REIT dividends taxable?
The dividend part is usually exempt, the interest part is taxed at your slab rate, and debt repayment reduces your cost of acquisition.
Is Knowledge Realty Trust registered with SEBI?
Yes. It was registered on 18 October 2024 under its earlier name, Office Realty Trust, and listed in August 2025.
Which is the only retail REIT in India?
Nexus Select Trust, which owns shopping malls. The other five listed REITs own office parks.
