PMC Property Tax Last Date 2026: Due Dates, Penalty and Payment

The PMC property tax last date for 2026-27 is 31 May 2026 for the first half-year and 31 December 2026 for the second. Unpaid first-half tax has attracted a 2% penalty every month since 1 July 2026, so pay now if you missed May. The 5–10% early-payment discount closed on 31 May 2026.

PMC property tax due dates and penalty for 2026-27
PMC bills property tax for the year but splits it into two half-years. The dates below come from the FAQ on PMC’s property tax portal.

Suppose your first-half tax was ₹6,000 and is still unpaid. By 1 September 2026 you have been charged the 2% penalty three times, on 1 July, 1 August and 1 September. At 2% of ₹6,000 each time, that adds ₹360. If you do not pay, the September amount becomes arrears and keeps attracting 2% a month.
A separate 1% notice fee applies if state levies on your bill, such as education cess and employment guarantee tax, are not paid on time.
We found no 2026-27 penalty waiver on PMC’s property tax portal on 17 September 2026. The Abhay Yojana 2025-26 amnesty covered overdue tax for the previous year only.
The 2026-27 early-payment discount
PMC announced a 5% to 10% discount for 2026-27 in April 2026, for owners who paid the full year’s tax by 31 May 2026. The discount applied only to full payment, not part payment. Press reports put the 10% rate on properties with an annual value up to ₹25,000 and 5% above that.
By 25 May 2026, PMC had collected ₹846.78 crore from 4,96,325 of its roughly 15.05 lakh properties, according to Pudhari. About 72% of that money came in online.
The discount window was not reopened after 31 May when we checked. In some earlier years PMC extended it by a few weeks, so watch the portal’s Latest News line from April each year.
How to pay PMC property tax online
- Open propertytax.punecorporation.org.
- Click Pay Online.
- Enter your property ID, found on your old bill or receipt.
- Click Pay Online again and check the amount, including any penalty.
- Pay the full amount by net banking, card or UPI.
- Download the receipt from the Tax Receipt option.
If you have lost your property ID, use Pay Tax by Mobile Number on the same portal. It finds your property through the mobile number registered with PMC.
Online payment must cover the full amount due. To pay in parts, pay at a ward office, a citizen facilitation centre or a collecting bank branch.
The portal also takes NEFT and RTGS payments. Register your email address and mobile number under User Registration to get payment alerts.

Draw every cheque or demand draft in favour of “The Assessor & Collector of Tax, P.M.C. Pune”. Write your property ID on the back.
How to check your PMC tax bill and dues
- Open the property tax portal and click Tax Bill.
- Enter your property ID.
- Choose English or Marathi to view and print the bill.
PMC also posts annual bills through India Post, and your ward office can give you a copy. If you have arrears, PMC asks you to check the updated bill online or at your ward office before paying.
Once your dues are clear, request a No Dues Certificate through Get NOC on the portal. You need one for a sale, a title transfer or a loan against the property.
How to cut your PMC tax legally

PMC assesses tax on carpet area, property type, the ready reckoner rate and construction type. A new assessment takes 21 days if nobody objects and 45 days if someone does.

Service delays in September 2026
On 1 September 2026, PMC’s website posted a notice about temporary delays in regular property tax services because staff are on SIR-2026 election duty. Online payment and receipts are self-service, so they are the quicker route while the notice applies. For a stuck title transfer or assessment, email the tax department with your property ID.
