CDMA property tax is the house tax collected by town municipalities through the Commissioner and Director of Municipal Administration (CDMA) in Telangana and Andhra Pradesh. In Telangana you pay it at emunicipal.telangana.gov.in using your PTIN or registered mobile number. In Andhra Pradesh you pay through the Online Payments page of cdma.ap.gov.in, and emunicipal.ap.gov.in runs the state’s PURAMITHRA municipal system.

How to pay CDMA property tax in Telangana

  1. Open emunicipal.telangana.gov.in and go to Online Services, then Property Tax (House Tax).
  2. Choose Bill One to see all dues linked to your PTIN or registered mobile number in one place, or pick Property Tax for house tax alone. Vacant plots use Property Tax (Vacant Land).
  3. Enter your PTIN (printed on earlier receipts and demand notices) or your registered mobile number.
  4. Check the owner name, door number and amount due.
  5. Pay online and save the receipt.
  6. To confirm a payment later, use Check Your Payment Status on cdma.cgg.gov.in with your PTIN.

The same site lists self-assessment, reassessment, mutation, vacancy remission, revision petition and property tax calculation services. CDMA technical support is on 040-23120410, and a WhatsApp chatbot runs on 9000253342.

Badangpet and the other merged municipalities

From 13 December 2025, under G.O.Ms.No.264, 27 municipalities around the Outer Ring Road were merged into the Greater Hyderabad Municipal Corporation. The list includes Badangpet, Jalpally, Meerpet, Boduppal, Peerzadiguda, Manikonda, Narsingi, Tellapur, Ameenpur and Nizampet. CDMA’s portal now sends citizens from these areas to onlinepayments.ghmc.gov.in.

On 11 February 2026 the enlarged GHMC was split into three corporations: Greater Hyderabad, Cyberabad and Malkajgiri. Badangpet is a circle in the Shamshabad zone of GHMC, so property tax for Badangpet is paid on the GHMC payment site by PTI number or registered mobile number.

Telangana rules on due dates, interest and penalties

Section 100 of the Telangana Municipalities Act, 2019 levies property tax every half-year. You should pay within 30 days of the start of each half-year. If you have not paid by the end of June (first half) or the end of December (second half), the municipality charges simple interest at 2% a month and may disconnect services after notice.

How to pay CDMA property tax in Andhra Pradesh

  1. Open cdma.ap.gov.in and go to Online Payments.
  2. Under Property Tax, click Pay Now. A second option lets you pay property tax, water tax and sewerage tax together on one unified receipt.
  3. Select your urban local body and the payment category.
  4. Search by your assessment number, check the dues and pay online.
  5. Download the receipt shown after payment.

The Online Services menu on cdma.ap.gov.in also offers Know Your Dues, Self Assessment, Revision Petition, Mutation, Tax Exemption, Vacancy Remission, Know Your Application Status and a Property Tax Calculator. The PURAMITHRA app is on Android and iOS.

What emunicipal.ap.gov.in is

emunicipal.ap.gov.in is PURAMITHRA, the CDMA’s e-governance system for 123 urban local bodies in Andhra Pradesh. It covers property tax, water tax, trade licences, building permissions and municipal accounts. Citizens can track property tax applications there, while payments run through cdma.ap.gov.in and each corporation’s own page, such as vijayawada.cdma.ap.gov.in.

Andhra Pradesh rates, rebates and waivers

Property tax rates in Andhra Pradesh are fixed by each municipal council under the Andhra Pradesh Municipalities Act, 1965, or the corporation law, so they differ by town. CDMA’s rates page lists general, water, drainage, lighting and conservancy components for each body, plus library cess and vacant land tax.

  • Early payment: Greater Visakhapatnam Municipal Corporation announced a 5% rebate for paying 2026-27 property tax and vacant land tax by 30 April 2026. That window has closed.
  • Interest waiver: The state offered a one-time 50% waiver of interest on arrears for those who cleared all dues by 31 March 2026, as reported by The Hindu. That scheme has also ended.

Payment gateway problems go to paymentgateway@cdma.gov.in, with replies in 24 to 48 hours. Support runs 10 am to 5:30 pm on weekdays and 10 am to 2 pm on Saturdays.
