PMAY-U Phase 1 Deadline: What Happens to Houses Still Not Complete
PMAY-U phase 1 runs only to finish sanctioned houses, reportedly until 30 September 2026. New applicants must use PMAY-U 2.0.

Phase 1 of PMAY-Urban now runs only so that houses already sanctioned can be finished. Minister of State Tokhan Sahu told the Rajya Sabha that the scheme period has been extended to 30 September 2026. The extension covers completing under-construction houses and releasing funds through the SNA-SPARSH system, the Daily Excelsior reported on 11 August 2026. Phase 1 takes no new applications, so new applicants must apply under PMAY-U 2.0.

What the extension covers and what it does not
The extension keeps phase 1 open for houses the government has already sanctioned. As reported, it covers two things: finishing houses still being built and releasing money to them. The PMAY-U website describes earlier extensions the same way, with no change to the funding pattern or the way the scheme is run.
It does not reopen phase 1 for new applicants or new sanctions. It also does not revive CLSS, the phase 1 home-loan interest subsidy, which closed on 31 March 2022. A home-loan borrower today would look at the Interest Subsidy Scheme under PMAY-U 2.0.
Status of the 30 September 2026 date
The date comes from a written reply in Parliament, reported by the Daily Excelsior and repeated by the Observer Research Foundation (ORF). We could not find a PIB release or MoHUA notice carrying it. The About page of pmay-urban.gov.in, as archived in July 2026, still gave 31 December 2025. Treat 30 September 2026 as the latest date reported from Parliament. Your state nodal agency can confirm it.
No statement has been found on what happens to houses left unfinished after 30 September 2026. If your house is still under construction, finish and record the remaining stages before that date.
If your phase 1 house is still under construction
Under phase 1’s Beneficiary-led Construction (BLC) vertical, central assistance of ₹1.5 lakh went to eligible EWS families. States release instalments by direct benefit transfer as each construction stage is geo-tagged. The PMAY-U system uses five geo-tagging stages.
- Find your sanction details and the stage last recorded, from your ULB or the state’s PMAY-U cell.
- Finish the next construction stage.
- Ask the ULB to geo-tag that stage in the MIS without delay.
- Check that your bank account is active and seeded for direct benefit transfer.
- Follow up until the matching instalment is credited.
- Repeat for each remaining stage before 30 September 2026.
If you live in an Affordable Housing in Partnership (AHP) or slum redevelopment project, the builder or agency does the construction. Ask the ULB for the project’s completion date and allotment status.

Keep your assessment ID, sanction letter, bank passbook and photos of each construction stage when you complain.
Can a phase 1 applicant apply under PMAY-U 2.0?
It depends on what happened to your phase 1 file. The PMAY-U 2.0 rules make these people ineligible:
- Anyone allotted a house under any central, state or local government housing scheme in the last 20 years.
- Anyone whose PMAY-U house was curtailed by the CSMC after 31 December 2023 on the state’s recommendation.
- Anyone whose family owns a pucca house anywhere in India.
If your phase 1 demand survey never led to a sanctioned house, the rules do not bar you on that ground alone. You still have to meet PMAY-U 2.0 eligibility: annual household income up to ₹3 lakh (EWS), ₹6 lakh (LIG) or ₹9 lakh (MIG), and no pucca house. Your ULB decides on verification. You apply on the PMAY-U 2.0 portal after an eligibility check and Aadhaar OTP authentication.

- Open pmaymis.gov.in.
- Under Citizen Assessment, choose Track Your Assessment Status.
- Search by Assessment ID, or by name, father’s name and mobile number.
- Note the status and take it to your ULB if the house or payment is pending.

What is the last date of PMAY-U phase 1?
The latest date reported from a Rajya Sabha reply is 30 September 2026, for completing houses already sanctioned. The PMAY-U website’s About page still gave 31 December 2025 when archived in July 2026.
Can I apply for PMAY-U phase 1 now?
No. Phase 1 only completes houses sanctioned earlier. New applications go to PMAY-U 2.0.
Can I still claim the old CLSS subsidy?
No. CLSS closed on 31 March 2022. PMAY-U 2.0’s Interest Subsidy Scheme covers home loans sanctioned and disbursed on or after 1 September 2024.

Use Track Your Assessment Status on pmaymis.gov.in for phase 1. For PMAY-U 2.0, use Applicant login with Aadhaar OTP.
What if my house is not finished by 30 September 2026?
