You can pay Thane Municipal Corporation (TMC) property tax online at propertytax.thanecity.gov.in or on the DigiThane app by entering your property number and sub-code. The TMC property tax helpline, 9152818798, runs from 9 am to 8 pm, Monday to Sunday. For a change of name or ownership, you still need to visit your ward (prabhag samiti) office.

How to pay Thane property tax online

  1. Open propertytax.thanecity.gov.in and choose English or Marathi.
  2. Click the option to pay your property tax (आपला मालमत्ता कर भरा).
  3. Enter your property number and sub-code, or search by owner name, and click Search.
  4. Check the owner name, address and amount due, then click Pay Now.
  5. Enter your mobile number and email ID. Both are required.
  6. Pay by net banking, debit card, credit card or BHIM UPI.
  7. Wait for the SMS confirmation. The receipt goes to the email ID you entered.

The DigiThane app offers the same payment. TMC’s April 2026 bills also came with an SMS payment link, and the civic body has said it accepts payment through a WhatsApp chatbot and apps such as Google Pay, PhonePe, BHIM and Paytm. Paytm, PayZapp, Bajaj Finserv and MobiKwik list Thane property tax as a biller too, but keep the TMC receipt as your proof.

Paying at a TMC counter

Collection centres work at every ward office and at the Citizen Facilitation Centre in the TMC headquarters. According to TMC’s April 2026 notice, counters open 10 am to 5 pm on working days and 10 am to 4:30 pm on Saturdays. Counters take cash, cheque, demand draft and cards.

How to download your bill or receipt

  1. Go to myptax.thanecity.gov.in.
  2. Enter your registered mobile number, or click New User Registration and add your details and documents.
  3. Open your property once it is linked to your login.
  4. Click Download to save the bill, the payment receipt or other property certificates.

A payment made at a TMC counter also shows up here, so you can download that receipt online too.

What the 9152818798 helpline handles

9152818798 is the helpline printed on TMC’s property tax and water tax portals. Call it when your property details do not load, a payment fails, or a receipt does not arrive. You can also email tmchelpdesk@ascentechindia.com. The help desk is run by the portal’s technology vendor, so it handles online payment problems. Assessment disputes, name changes and new assessments go to your ward office.

How to change ownership in Thane property tax records

TMC’s own portal FAQ says a name change or transfer (नामांतर / हस्तांतरण) is handled at the nearest prabhag samiti office, not online. TMC’s official X account has given the same answer: fill in the transfer form at the ward office and submit it with your documents.

  1. Pay any property tax dues first, so the account is clear.
  2. Visit the prabhag samiti office that covers your property.
  3. Ask for the transfer (hastantaran) form and the current document list.
  4. Attach copies of your transfer document. For a sale, that is the registered sale deed, and you can download its Index II from the IGR Maharashtra site. For an inheritance, it is the death certificate and proof of legal heirship.
  5. Add your latest tax receipt and your ID proof, then pay the transfer fee.
  6. Keep the acknowledgement, then check that the next bill shows the new name.

New transfer fee approved in August 2026

TMC’s general body approved a new transfer fee in August 2026. As reported by The Times of India and News18, a transfer after a sale of an authorised property will cost 0.5% of its government-approved market value (ready reckoner value). The old fee was a flat ₹1,000 to ₹10,000 depending on the flat’s area. On a flat with a ₹1 crore ready reckoner value, the new fee works out to ₹50,000.

TMC had not put a notification with a start date on its portal when we checked, so ask the ward office which fee applies to your application.

Rebates, tax hike and late payment

TMC sent 2026-27 bills from 1 April 2026. Owners who cleared the full year’s tax, including arrears, got a rebate on the general tax for the second half-year. That rebate was 10% by 15 June, 4% from 16 to 30 June, 3% in July and 2% in August. All four windows have now closed.

In August 2026 the general body also approved a 12% rise in property tax for residential property and 20% for non-residential property. News reports call it the first rise in about eight years. According to News18, about 3.97 lakh homes of up to 500 sq ft keep their 100% exemption from the general tax component, and ex-servicemen keep their exemption. News reports say the higher rates show up from the next billing cycle. TMC had not published the notified start date when we checked.
