Property tax in India is set city by city, so your municipal corporation decides the portal, due dates and rebate. Most 2026-27 early-payment rebates have closed, including Delhi’s 10% (31 July) and Bengaluru’s 5% (31 May). Chennai (1–30 October) and Kolkata (the date on your quarterly bill) still offer one. How to pay property tax online in major Indian cities?

Most large corporations run their own portal where you search by property ID or bill number, check the demand and pay by UPI, card or net banking. The Greater Chennai Corporation (GCC) lets you search by your old or new bill number and asks you to confirm the bill number before paying. GCC’s payment page still lists bank offers from HDFC Bank (5% cashback up to ₹50, which ended on 30 September 2022) and Federal Bank (a ₹100 voucher, which ended on 31 March 2023). Both offers have expired. What still applies in Chennai is the statutory 5% incentive, up to ₹5,000 per assessment, under Rule 268(2) of the Tamil Nadu Urban Local Bodies Rules, 2023 for paying in the first 30 days of a half-year. The next window is 1–30 October 2026.

In Telangana, municipalities outside Hyderabad collect property tax through the Commissioner and Director of Municipal Administration (CDMA) on emunicipal.telangana.gov.in, where you pay with your PTIN or registered mobile number. The older cdma.cgg.gov.in site now carries payment-status checks and a notice that the 27 municipalities merged into Greater Hyderabad in December 2025 must pay on onlinepayments.ghmc.gov.in. In Bengaluru, the former Bruhat Bengaluru Mahanagara Palike (BBMP) is now split into five city corporations under the Greater Bengaluru Authority (GBA), but the portal is still bbmptax.karnataka.gov.in. You log in with your 10-digit application number or PID and three characters of the owner’s name. The 5% rebate for paying the full year was extended to 31 May 2026 for 2026-27 and has closed.

What are the property tax payment options in Thane and Indore?

Thane Municipal Corporation (TMC) takes property tax on propertytax.thanecity.gov.in and the DigiThane app, using your property number and sub-code. You can pay by net banking, debit or credit card, or BHIM UPI, and the receipt arrives by email. For 2026-27, TMC’s rebate on the second half’s general tax was 10% if you paid the full year by 15 June 2026, then 4% (16–30 June), 3% (July) and 2% (August). All four slabs have closed. TMC’s general body also approved a 12% residential and 20% non-residential tax increase in August 2026; TMC has not yet published the date it takes effect.

In Indore, the Indore Municipal Corporation collects property tax through the state’s MP e-Nagar Palika portal (enagarpalika.mp.gov.in) and its app, and at civic counters. For 2026-27, IMC offered a 6.25% rebate on property tax and 6% on water tax for advance payment by 30 June 2026; that window has closed. Banking apps such as HDFC Bank’s PayZapp also list municipal tax payments, but their cashback offers change often, so check the app’s current terms rather than relying on an old figure.

What are the due dates and penalty rates for property tax?

Property tax due dates and penalty rates change by city. In Thane and other corporations under the Maharashtra Municipal Corporations Act, 1949, property tax is payable half-yearly in advance on 1 April and 1 October (Rule 30 of the Taxation Rules in Chapter VIII of the Act). Under Rule 41, the first half must be paid within three months of the bill being served and the second half before 31 December. Unpaid tax then attracts a penalty of 2% for each month or part of a month until the full bill is paid. A 2% monthly penalty is roughly 24% a year — more than any home loan, and a reason to treat the tax as a fixed cost of ownership rather than a deferrable one. In Bengaluru, the Greater Bengaluru Governance Act, 2024 splits the tax into two equal halves due by the end of May and the end of November. The portal’s “Dates to Remember” for 2026-27 shows interest on the first half from 1 June 2026 and on the second half from 1 December 2026, and a penalty stage from 29 November 2026. The rebate window it lists (1–30 April 2026) was extended by the state to 31 May 2026 and has now closed. If your 2026-27 tax is still unpaid, interest is already running on the first half, and the second half falls due on 30 November 2026.

Where can I find property tax payment portals and assistance?

Official government portals are the main places to pay property tax. For Chennai, use chennaicorporation.gov.in; the complaint number is 1913. For Telangana municipalities, use emunicipal.telangana.gov.in (helpline 040-23120410). Greater Hyderabad was reorganised on 11 February 2026 into three corporations — Greater Hyderabad, Cyberabad and Malkajgiri. Owners in all three can pay on onlinepayments.ghmc.gov.in, now branded Core Urban Region Economy (CURE), and Malkajgiri owners also on mmc.telangana.gov.in. These sites let you check payment status, look up your PTIN and download receipts.

Karnataka One (karnatakaone.gov.in) is the state’s citizen services portal, while Bengaluru property tax is paid on the GBA portal at bbmptax.karnataka.gov.in. For rural areas, the Ministry of Panchayati Raj’s Samarth Panchayat portal (samarthpanchayat.gov.in) digitises tax collection for gram panchayats. As on 17 September 2026, its dashboard shows 12,430 gram panchayats that have configured tax and non-tax items and 57,01,706 taxpayers registered for 2026-27. What is the property tax rebate last date in 2026?

It depends on the city. For 2026-27, Delhi’s 10% rebate closed on 31 July 2026, Bengaluru’s 5% and Pune’s discount on 31 May, Hyderabad’s 5% Early Bird on 30 April, and Pimpri-Chinchwad’s and Indore’s on 30 June. Can I still get a property tax rebate after the last date?
