RERA is run state by state. There is no single national portal and no national search. You must use the authority of the state where the project is being built. The table below lists the state portals that answered when we checked them on 6 September 2026. Use them for three things. Is the project registered? Is that registration still valid? And what date has the builder itself declared? The last one is the useful one. It is also the one buyers never read.
Which RERA portal applies to my project?
The one for the state where the land is. Not where the builder’s head office is, and not where you live. A Gurugram project is a Haryana matter even if the sales office is in Delhi.

How should you read this table?
As a starting point, not as a complete directory. Every state and union territory has an authority or an interim authority. This table lists only the portals that answered our check on 6 September 2026. We have not filled the gaps with addresses we could not reach.
Kerala’s portal returned a server error when we checked. So it is not listed above. Addresses we tried for Delhi and for Jammu and Kashmir did not open either. That does not mean the authority is missing. It means our address was wrong. We would rather drop a row than send you to a dead link about a home.
Haryana appears twice on purpose. It runs two benches, one at Gurugram and one at Panchkula. A project falls under one or the other by location. Sending a complaint to the wrong bench costs you weeks.
What does a RERA registration number actually prove?
Less than buyers assume. It is the most common misreading on this subject, and it costs people money.

Registration is a disclosure regime. The promoter files information and is bound by it. The authority is not certifying that the building is a sound purchase. Treat the entry as evidence you can hold the promoter to, not as a seal of approval.
What should you check on the portal before you pay anything?
Five things, in this order. First, that the project is registered at all. Then that the number the sales team quoted matches the project name and place on the portal.
Second, the validity date. An expired registration on a project still being sold is a serious warning. Third, the declared completion date, which you should compare with what the sales team told you verbally. Fourth, the uploaded approvals and the plan documents. Fifth, any complaints or orders listed against the promoter.
Take screenshots with the date visible. If the builder later disputes what it declared, your own record is what you will use. Check the agent selling to you as well. Agents register separately from projects.
How do you file a RERA complaint?
With the authority of the state where the project is, in the format that authority prescribes. Most of the portals above accept complaints online and charge a filing fee set by the state.
Build the complaint on documents, not on grievance. Attach the allotment letter and the builder-buyer agreement. Attach every payment receipt. Attach the portal entry with the declared date. A complaint that pins a promise to paper is far stronger than one about how you were treated.
Understand the boundary too. RERA covers registered real estate projects and registered agents. A dispute over a resale flat between two individuals, or over a title defect, usually sits elsewhere. Frequently asked questions
Is there a single national RERA website?
No. The Act is implemented by state authorities, each with its own portal, rules and fee schedule. A search on one state’s site will not find a project in another state. Always start from the state where the land is located, using the list above.
Are all projects required to be registered under RERA?
No. The Act exempts projects below a size threshold. The exact limits, and any state changes, sit in the Act and the state rules. If a project is not registered, ask the builder to say why in writing. “Too small to register” is a claim you should be able to verify against the rules.
Can I check a builder’s past projects on the portal?
Usually yes. Most portals let you search by builder as well as by project. That shows every other project it has registered, and the status of each. This history beats any brochure. It takes a few minutes to read.
What if the builder delays possession?
The date on the portal is the builder’s own promise. That is exactly why you record it before you pay. The Act provides remedies for delay, through the state authority. File early. Attach the agreement and the portal record.
Does a RERA number mean my home loan is safe?
It means the project is registered and disclosed. Your lender runs its own legal and technical check before it pays out. That check protects the lender, not you. Read it if the bank will share it. Never read a sanction as proof the project is sound.
