What it costs to leave

The most useful rule in Indian home loans, and the one borrowers are least often told about.

There is no single HDFC Bank processing fee

The bank publishes five, and they are far apart.

A salaried applicant or self-employed professional pays up to 0.50% of the loan or ₹4,000, whichever is higher. A self-employed non-professional pays up to 1.50% or ₹5,000. The HDFC Reach scheme charges up to 2.00%, with no minimum at all.

On a ₹1 crore loan that is ₹50,000 for the salaried applicant and ₹2,00,000 on Reach. Add 18% GST and it becomes ₹59,000 against ₹2,36,000. The gap between two customer types, at the same bank on the same day, is ₹1.77 lakh.

So any comparison table showing one processing fee for this lender is describing one customer and calling it the bank.

Watch the words “whichever is higher” too. The rupee figure is a minimum, not a cap. On small loans you pay the flat amount. Above about ₹8 lakh at the salaried rate, the percentage takes over and keeps growing with the loan.

Add 18% GST to every fee

The bank quotes each fee as “plus applicable taxes”. That means 18% GST, and it applies to the processing fee, conversion charges and administrative charges alike.

This is not a small detail. A ₹50,000 processing fee costs you ₹59,000. A 1.50% fee on a ₹1 crore loan is ₹1.5 lakh before tax and ₹1.77 lakh after.

If a comparison puts a 0.50% lender next to a 1.50% lender without mentioning tax, it is understating the gap by nearly a fifth. Every fee on Credsir includes GST where it applies.

The costs that are not fees

Stamp duty, the mortgage deed charge and registration are set by your state government. On a city property these often cost several lakh, and they are usually the biggest cash item at sanction. The bank does not keep this money and cannot waive it. CERSAI charges are passed on at cost, up to ₹100, and legal and valuation fees at actuals.

Then there are charges that only turn up later. A bounced EMI costs ₹450. Then there is the penalty for missing a condition in your sanction letter — a document not filed, a security not registered. You can be charged up to 2% a year on your outstanding loan, billed every month until you fix it. The cap is ₹50,000 for serious security issues and ₹25,000 otherwise. That is a heavy price for paperwork slipping, so read those conditions properly.

One charge is worth knowing about, because you may actually want to pay it. Switching to a lower floating rate costs up to 0.50% of your outstanding loan or ₹3,000, whichever is lower, the first time. After that it is up to ₹2,000. That is cheap. If your rate has drifted above the bank’s current rate, this is usually the quickest fix. It also beats moving to another lender, which means a fresh processing fee plus new legal and valuation charges.

Leaving is free, if your loan is floating

HDFC Bank’s own charge sheet says closing an adjustable-rate loan early, during the floating-rate period, costs nil.

That is not the bank being generous. The RBI does not allow banks or housing finance companies to charge prepayment or foreclosure fees on floating-rate loans taken by individuals.

So a 30-year floating home loan binds you far less than it sounds. If your rate drifts too high, or your credit score improves, you can move to another lender and pay nothing to leave. Your only costs are at the new lender: their processing fee and fresh legal and valuation charges.

This does not cover fixed-rate loans. There the bank charges 2% plus taxes during the fixed period, waived if you prepay from your own savings rather than by switching lenders. So if a fixed rate is offered to you, check the exit cost first. You would be giving up the strongest protection a floating-rate borrower has.
