Canara Bank’s home loan rate runs from 7.15% to 10.00%, a spread of 2.85 percentage points. The bank sets your rate by its internal credit risk grade (CRG-Prime and CRG-1 to CRG-4) and the loan size, not by bargaining. That is why improving your credit score before you apply is worth more than negotiating after.

In CRG-Prime to CRG-2, the bank gives a further 0.05% off for takeover or ready-to-move proposals, and 0.05% for salaried staff of government bodies, PSUs, MNCs and large companies. A third home loan unit costs 0.25% above the card rate, and a fourth or later unit 0.50% above.

Salaried applicants can borrow up to 72 times their monthly gross salary, and self-employed applicants up to 6 times their average annual income.

What is the maximum tenure and processing fee?

You can repay over up to 30 years, or until you turn 75 if that comes first. The processing fee is 0.50% of the loan, with a minimum of ₹1,500 and a maximum of ₹10,000, plus GST. Canara Bank charges no prepayment penalty on its housing loans.
