Abua Awas Yojana is a Jharkhand government housing scheme. It pays ₹2,00,000 to a poor rural family to build a three-room pucca house. Families in kutcha houses or with no home qualify if they never got a house under PMAY-G, Indira Awas or Birsa Awas. The gram sabha picks beneficiaries, and money is paid in stages.

Why the scheme exists alongside PMAY-G
The Jharkhand cabinet approved Abua Awas Yojana in October 2023. According to The Indian Express, the state had told the Centre that about 8 lakh eligible families were missing from the PMAY-G lists, which were built on the 2011 SECC data. When those families were not added, the state started its own scheme. The plan was 2 lakh houses in 2023-24, 3.5 lakh in 2024-25 and 2.5 lakh in 2025-26.
The house is also bigger. PMAY-G pays ₹1.20 lakh in plain areas for a smaller house, while Abua Awas pays ₹2 lakh for three rooms. A toilet can be added using Swachh Bharat Mission funds. For the central scheme, see our PMAY and government housing schemes page.
Eligibility
The myScheme listing and the cabinet note describe these groups:
- Families living in kutcha houses.
- Homeless or destitute families.
- Particularly Vulnerable Tribal Groups (PVTGs), who get priority.
- Families hit by a natural disaster.
- Bonded labourers freed through the legal process.
- Families that have never received a house under PMAY-G, Indira Awas Yojana or Birsa Awas Yojana.
Who is excluded
The cabinet note, as reported by The Indian Express, rules out a family if it:
- owns a four-wheeler or a fishing boat;
- owns a three- or four-wheeler used for farming;
- has a member in, or retired from, a government or semi-government job;
- has a member who is an elected public representative;
- has a member who pays income tax or professional tax;
- owns a refrigerator;
- owns 2.5 acres with at least one irrigation device, or 5 acres of irrigated land.
How to apply
The myScheme listing describes a paper application at the block or district office. It also mentions self-registration on aay.jharkhand.gov.in, but when we checked, the portal’s public pages were only a login screen and a complaint form, with no open registration link. The complaint form asks for a “Sarkar Aapke Dwar” acknowledgement number, the receipt from the state’s doorstep camps, so keep that slip safe.
- Ask at your panchayat or the block office whether applications are being taken now, or when the next camp is due.
- Collect the application form from the block office or the camp counter.
- Fill in every compulsory field and attach self-attested copies of your documents.
- Submit the form and take a receipt with the date and an acknowledgement number.
- Attend the gram sabha where the beneficiary list for your village is read out.
The myScheme listing names documents such as an MGNREGA job card, address proof and a caste certificate where it applies. Carry your Aadhaar and bank passbook too, since payments go to your account, and ask the block office for the full list.
Selection and sanction
The gram sabha prepares the list. Applicants are scored against the six eligibility conditions, up to eight points in all, and the list is ranked by score.
Demand has been heavy. In March 2026 the Rural Development Minister told the Assembly that about 22 lakh applications had come in and 16 lakh had been approved after review. Ineligible applications were rejected after a survey. The Jharkhand budget for 2026-27 proposed 4,44,257 houses, and said 6,33,106 houses had been sanctioned against the 6.50 lakh target up to 2024-25.
Instalments
The ₹2 lakh goes to the beneficiary’s bank account in stages linked to construction, starting after sanction. The 2023 cabinet note, as The Indian Express reported, provided for four instalments. Reports on the February 2026 state budget describe five. Your sanction letter and the block office will tell you the amounts that apply to your house.
The official portal lists a Geo-Tag app for officials and a separate Beneficiary Level Geo-Tag app, both updated in January 2026, for geo-tagged photos of the house.
Payments have lagged the building work. By December 2025, the minister told the Assembly, 4,92,464 families had received the first instalment, 4,14,467 the second and 2,46,358 the third, and 1,64,154 houses were complete.
Status check and grievances
The portal has no public search by name. To check your status:
- Ask the panchayat secretary or the block’s housing staff, quoting your acknowledgement or sanction number.
- Check your district’s website for sanctioned beneficiary lists; some districts, such as Pakur, publish year-wise lists.
- Check your bank passbook or SMS alerts for DBT credits after each stage.
To complain, use the Online Complain/Redressal form on aay.jharkhand.gov.in. It asks for your Sarkar Aapke Dwar acknowledgement number, district, block, panchayat and village, your name and mobile number, who the complaint is against and the details, with an optional PDF. Common complaints are an instalment held up after a stage was completed, or a name left off the list.
If you were left out of both schemes, also check the PMAY-G waiting list and the PMAY beneficiary status tools.
