LIC Housing Finance (LIC HFL) home loan rates start at 7.15% a year for salaried borrowers with a CIBIL score of 825 or more, and go up to 10.15% for lower scores and larger loans. Self-employed borrowers pay 7.30% to 10.30%. These are floating rates linked to LIC HFL’s prime lending rate (LHPLR), as shown on its home loan page on 17 September 2026.

LIC HFL home loan interest rate by CIBIL score

LIC HFL prices each loan by two things: your CIBIL score and the loan amount. For joint applicants it uses the highest CIBIL score among them. The table below shows the salaried and self-employed rates for loans up to ₹1 crore, the size most buyers take.

Larger loans cost a little more. For a salaried borrower, the rate rises by 0.10 percentage point for loans between ₹1 crore and ₹5 crore, and more for loans between ₹5 crore and ₹15 crore, where the top rate is 10.15%. LIC HFL also lists a separate band for CIBIL scores of 101 to 200, priced from 7.80% for salaried borrowers on loans up to ₹35 lakh.

Fixed rate and loan against property rates

LIC HFL’s Sure Fixed scheme, aimed at self-employed borrowers, charges a fixed rate for the full tenure on loans up to ₹15 crore:

  • CIBIL 750 or more: 10.00%
  • CIBIL below 750: 10.25%

That is 2.70 percentage points above the best self-employed floating rate of 7.30%. LIC HFL itself notes that fixed rates are usually higher and do not fall when market rates fall.

People searching for an “LIC mortgage loan” usually mean a loan against property. LIC HFL’s loan against property for individuals is floating and linked to LHPLR, for loans up to ₹15 crore, with a maximum term of 15 years:

Eligibility and documents

  • The home loan scheme is for resident Indian individuals; NRIs have a separate LIC HFL scheme.
  • Salaried, self-employed and professional applicants can apply.
  • The loan amount and term depend on your repaying capacity and your age.

Documents LIC HFL asks for:

  • KYC: PAN card, Aadhaar card and proof of residence (NRIs also give a passport).
  • Income, salaried: salary slips and Form 16.
  • Income, self-employed: income tax returns for the last 3 years and financial statements.
  • All applicants: bank statements for the last 6 to 12 months.
  • Property: proof of ownership, the builder’s or society’s allotment letter for a flat, and an up-to-date property tax receipt.
