No law sets a minimum credit score for a home loan. Each lender sets its own floor, and each prices in bands above that floor. Advertised home loan rates are floor rates, reserved for the strongest band. So the practical answer is that your score does not decide whether you get a loan. It decides what you pay for it, over twenty years, on a very large number.
TransUnion CIBIL reports its score on a scale of 300 to 900. Equifax, Experian and CRIF High Mark run their own scales and their own models, so your number will differ across bureaus. Lenders usually pull one bureau, sometimes two.

Why we do not publish a score-to-rate table
Because no lender publishes one you could hold them to. Lenders run internal grids that combine your score with income type, employer category, loan-to-value ratio, ticket size and existing obligations. A table claiming that a specific score buys a specific rate would be invented, and on a twenty-year loan an invented number is expensive.
What is verifiable is the shape of the thing. Advertised floor rates apply to the strongest applicant profile. Every step down the grid adds to the spread over the benchmark. Our home loan interest rates page carries the current lender rate cards, with the dates they were read.
You can size the effect yourself in two minutes. Take your loan amount and tenure, run it through the EMI calculator at the advertised floor, then run it again a quarter point higher. The difference in total interest is what your score band is worth. On a large long-tenure loan it is usually a very large number.
How long does it take to move a score before you apply?
Longer than most people leave. Lenders now report to bureaus four times a month, as on the 9th, 16th, 23rd and the last day of each month, and have four days to upload, or until the 5th for the month-end file. So a payment you make today can take up to about two weeks to appear on your report.
That sets the minimum. If you are fixing utilisation by paying down a card, do it at least a month before you apply, and pull your report to confirm the lower balance has landed. If you are disputing an error, allow far more, because the lender and bureau together have thirty days to resolve it.

What a good score will not fix
This is the part lenders do not lead with. A high score does not raise your eligibility. Eligibility is set by two separate caps and the smaller one wins. Your income sets one, through the ratio of total EMIs to net income. The property sets the other, through the RBI’s loan-to-value caps. Our home loan eligibility page works both.
A score also cannot compensate for unstable income, a short employment history, or a property with a title problem. And it cannot undo a settlement. A loan marked “settled” rather than “closed” stays on your report and is read as a partial default, whatever your current score says. One more practical point. Do not apply to six lenders in a week to compare rates. Each application is a hard enquiry, and a cluster of them reads as distress. Shortlist on published rate cards first, then apply to one or two.
Frequently asked questions
What is the minimum credit score for a home loan in India?
There is no statutory minimum. Each lender sets its own cut-off and its own pricing bands, and does not publish them. What is public is the direction of travel: the advertised floor rate goes to the strongest band, and every band below it pays a wider spread over the benchmark.
Can I get a home loan with no credit history at all?
It is harder but not impossible, particularly with a co-applicant who has a record. A thin file gives the lender nothing to price, so expect more documentation and a longer sanction. Building six to twelve months of history first usually costs less than the premium you would pay without it.
How soon after paying off a credit card will my score improve?
Lenders report four times a month and have up to about five days to upload, so allow roughly two weeks for the payment to reach your report, and a little longer for the score to be recalculated. Pull your free report to confirm it before you apply.
Does checking my own credit score lower it?
No. Checking your own report is a soft enquiry and does not affect the score. Only a lender’s enquiry for a credit application is a hard enquiry. You are entitled to one free full credit report, including the score, from each bureau every calendar year.
My report has an error. What can I actually make the bureau do?
File the dispute with the bureau or the lender. They have thirty calendar days in total to resolve it. Past that, you are entitled to ₹100 for each further calendar day of delay under the RBI’s directions. Keep the filing date, because it is what the compensation is measured from.
