LIC HFL home loan interest rate by CIBIL score
LIC HFL prices each loan by two things: your CIBIL score and the loan amount. For joint applicants it uses the highest CIBIL score among them. The table below shows the salaried and self-employed rates for loans up to ₹1 crore, the size most buyers take.
| CIBIL score | Salaried | Self-employed |
|---|---|---|
| 825 and above (up to ₹5 crore) | 7.15% | 7.30% |
| 800–824 (up to ₹5 crore) | 7.35% | 7.50% |
| 775–799 | 7.50% | 7.65% |
| 750–774 | 7.60% | 7.75% |
| 725–749 | 7.80% | 7.95% |
| 700–724 | 8.10% | 8.35% |
| 600–699 | 8.90% | 9.15% |
| 201–599 | 9.70% | 9.85% |
Larger loans cost a little more. For a salaried borrower, the rate rises by 0.10 percentage point for loans between ₹1 crore and ₹5 crore, and more for loans between ₹5 crore and ₹15 crore, where the top rate is 10.15%. LIC HFL also lists a separate band for CIBIL scores of 101 to 200, priced from 7.80% for salaried borrowers on loans up to ₹35 lakh.
The same rate card applies to LIC HFL’s home renovation loan, so a renovation loan also starts at 7.15% for salaried borrowers with a score of 825 or more. See our credit score needed for a home loan page for how lenders read your score.
Fixed rate and loan against property rates
LIC HFL’s Sure Fixed scheme, aimed at self-employed borrowers, charges a fixed rate for the full tenure on loans up to ₹15 crore:
- CIBIL 750 or more: 10.00%
- CIBIL below 750: 10.25%
That is 2.70 percentage points above the best self-employed floating rate of 7.30%. LIC HFL itself notes that fixed rates are usually higher and do not fall when market rates fall.
People searching for an “LIC mortgage loan” usually mean a loan against property. LIC HFL’s loan against property for individuals is floating and linked to LHPLR, for loans up to ₹15 crore, with a maximum term of 15 years:
| CIBIL score | Loan against property rate |
|---|---|
| 750 and above | 9.70% |
| 700–749 | 10.30% |
| 600–699 | 11.55% |
EMI at LIC HFL rates
For a ₹50 lakh loan over 20 years, the rate your score gets you changes the EMI by several thousand rupees a month.
| Rate (salaried) | CIBIL band | Monthly EMI | Total interest over 20 years |
|---|---|---|---|
| 7.15% | 825 and above | ₹39,216 | ₹44,11,939 |
| 7.60% | 750–774 | ₹40,586 | ₹47,40,627 |
| 8.90% | 600–699 | ₹44,665 | ₹57,19,656 |
| 9.70% | 201–599 | ₹47,262 | ₹63,42,761 |
Moving from the 600–699 band to 825 and above saves about ₹13 lakh in interest on this loan. Try other amounts in the EMI calculator.

Updated 17 Sep 2026 · Lender rate pages, checked individually. Banks link their rates to the RBI repo rate, while LIC HFL uses its own LHPLR, so a repo cut reaches LIC HFL borrowers only when LIC HFL revises LHPLR. The full list is on our home loan interest rates page.
