Home loan interest rates in different banks start between 7.00% and 8.50% a year for floating-rate loans, as of 17 September 2026. Weaker credit profiles pay up to 13.20% at the same banks. Bank of Maharashtra has the lowest published card rate among the 11 banks below, at 7.00%, and most of these loans track the RBI repo rate of 5.25%.

Home loan interest rates of all major banks
The table lists floating rates from each bank’s own rate card. Each bank publishes a benchmark rate and adds or subtracts a spread based on your credit score, loan size and profile.

Public sector and private banks compared
Public sector banks publish the lowest starting rates. All seven checked start between 7.00% and 7.25%. Their cards are also narrow: Central Bank of India’s full range runs only from 7.20% to 8.75%.
Private banks start higher and spread wider. HDFC Bank prices home loans at the repo rate plus 2.50% to 7.95%, so its range runs from 7.75% to 13.20%. ICICI Bank’s standard card runs from 8.50% to 9.80%, depending on loan size and on salaried or self-employed status.
A lower starting rate helps only if you qualify for it. Compare the rate each bank quotes for your own score and loan size, not the headline figure.
How banks set your home loan rate
New floating-rate home loans must be linked to an external benchmark under the RBI’s rules. Most banks use the repo rate. Your rate is the benchmark plus a spread.

Under the RBI rules, the credit risk part of your spread can change only if your credit assessment changes substantially. Other parts can change once every three years.
What is the average home loan interest rate?
The RBI’s monthly data give the weighted average lending rate on all fresh rupee loans by banks. It was 8.52% in July 2026, down from 8.53% in June. The average on all outstanding loans was 8.97%. Both figures cover every kind of bank loan, so they are a rough guide rather than a home-loan average.
For a like-for-like view, compare starting rates instead. At the 11 banks above, the best-profile rate runs from 7.00% to 8.50%.
How to compare home loan offers
- Check your credit score, because it decides which slab of each rate card you fall into.
- Shortlist three or four banks from the table and open each bank’s current rate card.
- Find the rate for your score, loan amount, loan-to-value ratio and employment type.
- Ask each bank for its Key Facts Statement, which lists the rate, fees and other charges.
- Compare processing fees, legal and valuation charges, and any insurance the bank asks you to buy.
- Work out the EMI for each offer with the EMI calculator and compare total interest over the tenure.
After you take the loan
Repo-linked rates reset at least once every three months, so a repo change reaches your EMI or tenure within a quarter. Our guide on how a repo rate change affects your EMI explains the reset rules.
Banks and NBFCs cannot charge a prepayment fee on a floating-rate loan taken by an individual for a non-business purpose. If another bank offers a lower rate later, you can move your loan without that fee, though the new lender will charge its own processing fee. Borrowers still on MCLR or base rate can ask their bank to switch them to the external benchmark.
