The processing fee on an individual home loan is a flat amount by loan size, plus 18% GST: ₹3,000 up to ₹25 lakh, ₹5,000 up to ₹50 lakh, ₹7,500 up to ₹1 crore, ₹15,000 up to ₹5 crore, ₹30,000 up to ₹15 crore and ₹50,000 above that. Why the benchmark matters
A bank home loan is linked to the RBI repo rate, so a repo cut reaches the borrower on a defined reset date. An LHPLR-linked loan is priced off the lender’s own published rate, which it revises at its discretion. LIC Housing Finance lists its LHPLR at 16.90% for housing loans and 17.00% for non-housing loans, both with effect from 28 April 2025; your rate is set as a discount to that figure. LIC HFL loan against property interest rate
LIC Housing Finance prices its loan against property (LAP) for individuals by credit score, on floating rates for loans up to ₹15 crore:
- CIBIL 750 and above: 9.70%
- CIBIL 700–749: 10.30%
- CIBIL 600–699: 11.55%
The minimum loan is ₹2 lakh and the maximum term is 15 years. The property must be residential and no more than 35 years old, and the scheme is open to Indian residents only. What the rate costs you
The gap between 7.15% and the top of the card is about three percentage points, and on a twenty-year loan that is the difference between a comfortable EMI and a strained one.
