ICICI Bank home loan interest rates start at 8.50% p.a., and its standard floating rates run from 8.50% to 9.80% depending on the loan amount and your income type (salaried or self-employed). ICICI Bank’s rate page says these rates are valid until 30 September 2026.
The advertised 8.50% is the lowest rate the bank offers. Your credit score, down payment and income type decide where you land in the band, and bargaining makes little difference. The processing fee is 0.5% of the loan amount plus GST.

Source: ICICI Bank home loan interest rate page, rates valid till 30 Sep 2026. The 8.50% starting rate is the floor of every band; ask the bank which rate your profile qualifies for.
ICICI Bank also lists fixed-rate options, which cost more: 9.10%–9.15% fixed for 24 months, 8.90%–9.15% for 37 months, and 10.90%–11.20% fixed for the full term.
The floating loan is repo-linked, so the rate moves with the RBI’s policy repo rate under the external benchmark lending rate regime rather than at the bank’s discretion. The RBI held the repo rate at 5.25% on 5 August 2026, and its next policy meeting runs from 5 to 7 October 2026. Cuts reach you faster than they would on an internal benchmark, and so do increases. If you would rather not carry that, read the trade-off in fixed versus floating home loans before you sign.
ICICI Bank is one of the lenders that quotes its processing fee with the tax attached: 0.5% + applicable taxes. That is the honest way to state it, and it is what you should mentally add to every lender quoting a bare percentage. The rest of the charge list sits on ICICI Bank’s home loan fees and charges.
How it compares
Bank of Baroda’s lowest published home loan rate is 7.20% (its BRLLR of 7.90% minus 0.70%), which is 1.30 points below ICICI Bank’s 8.50% starting rate. A 1.30-point gap is real money over a 30-year tenure, and it justifies getting a second sanction letter. The full list is in our table of home loan interest rates.
Put both offers through the EMI calculator at the amount and tenure you will really borrow, and price the 9.80% top of the standard band too, in case your profile does not clear the floor. If you already hold an ICICI Bank loan taken at an older, higher rate, the arithmetic to check is in home loan balance transfer — the saving has to survive the fresh processing fee and its GST before it is a saving at all.
