LIC Housing Finance Home Loan Fees and Charges

The processing fee LIC Housing Finance publishes on a home loan, plus the charges that sit outside it.

LIC Housing Finance publishes a home loan processing fee of up to 0.25% of the loan amount. That is the fee it names; several other charges are quoted separately at sanction.

What sits outside the processing fee

Where a fee is quoted exclusive of tax, add 18% GST to get what you actually pay. Legal and technical valuation charges, CERSAI registration and any bundled insurance sit outside the processing fee and are quoted separately at sanction. Ask for the full schedule in writing before you accept the sanction letter, and read loan foreclosure and charges for what applies if you close the loan early.

Add the fee to the loan cost separately — it is not part of the EMI. The EMI calculator gives you the instalment on the principal and interest alone.

The fee against the rate

A fee only matters next to the rate it comes with. LIC Housing Finance advertises this loan from 7.15% and can charge up to 10.15%, priced off its own LHPLR rather than an external benchmark — the full picture is on the LIC Housing Finance home loan page. A quarter-percent fee is at the low end of the market, and the advertised rate is level with the cheapest lenders we track, though the ceiling is higher than theirs.
