PM Awas Gramin (PMAY-G) gives eligible rural families ₹1.20 lakh to build a pucca house in the plains, and ₹1.30 lakh in the North-East, hill states and difficult areas. In 2026 the scheme is in its second phase, which runs to 31 March 2029, and new families enter it through the Awaas+ 2024 survey rather than an open online form.

What changed in the second phase
On 9 August 2024 the Union Cabinet approved 2 crore more rural houses for FY 2024-25 to FY 2028-29, at the same unit assistance. It also relaxed the rules for who is left out, so more families can qualify:
- Owning a motorised two-wheeler, a mechanised fishing boat, a landline phone or a refrigerator no longer excludes you.
- The income cut-off rose from ₹10,000 to ₹15,000 a month for any family member.
- The land rules were simplified.
New families are being found through the Awaas+ 2024 survey. The Ministry has given several states extra time to finish it. Its latest circular on this is dated 10 September 2026, and West Bengal’s deadline was extended on 24 August 2026.
Who is eligible for PMAY-G
The scheme covers rural families who have no house, or who live in a kutcha or dilapidated one. Selection works in two filters.
Step 1: pucca houses are filtered out. Families living in a house with a pucca roof or pucca walls, or with more than two rooms, are left out.
Step 2: automatic exclusion. Of the rest, a family is left out if any one of these applies:
- It owns a motorised three- or four-wheeler.
- It owns mechanised three- or four-wheeler farm equipment.
- It has a Kisan Credit Card with a limit of ₹50,000 or more.
- Any member is a government employee.
- It runs a non-farm business registered with the government.
- Any member earns more than ₹15,000 a month.
- It pays income tax.
- It pays professional tax.
- It owns 2.5 acres or more of irrigated land.
- It owns 5 acres or more of unirrigated land.
At least 60% of the national target is set aside for SC and ST households, where enough eligible families exist. Up to 5% can go to special projects, such as rehousing families whose homes were destroyed by floods, earthquakes or fire.
The portal has an Am I Eligible? questionnaire on its home page that runs these checks for you.
How to apply for PM Awas Gramin
There is no public online application form. Families are picked from survey lists and approved by the Gram Sabha. To get on the list:
- Ask your Gram Panchayat or block office whether the Awaas+ 2024 survey is still open in your state.
- If it is, register through a village surveyor, or self-survey on the AwaasPlus 2024 app from Google Play or the App Store.
- Complete Aadhaar-based face authentication in the app. It includes a live check such as an eye blink.
- An official then checks your self-survey entry before it counts.
- Eligible families go on a priority list, which the Gram Sabha verifies.
- Once a target reaches your panchayat, you are registered on AwaasSoft and a sanction order is issued.
Keep your Aadhaar, bank passbook and job card number (if you have one) ready. Nobody needs to be paid to get you on the list.

PMAY rural status and instalments
To track payments, use Installment Details under Most Often Used Services on the portal, or the FTO tracking report. If the bank rejected a payment, ask your block office to check the bank details on your AwaasSoft record.
The Ministry can hold back central funds from a state when it finds irregularities. In 2026 it resumed payments to Odisha after corrective action. Releases to West Bengal have been held since FY 2022-23.
