How it compares

Ranked against the lenders in our best home loans comparison, Tata Capital Housing is the joint 10th cheapest of the 12 providers we track — 0.85% above Canara Bank, LIC Housing Finance and Union Bank of India at 7.15%, and 0.80% above Bank of Baroda at 7.20%. That is close to the bottom of the set, and on a twenty-year loan the gap is not trivial.

What moves this rate

Housing finance company. Not required to price off an external benchmark — it lends against an internal reference rate, so rate cuts historically arrive more slowly than increases.

The advertised rate is a starting point, not an offer. It goes to the strongest applicants: a high credit score, a big down payment and usually a salaried job at an approved employer. The maximum in the table above is the bank’s own upper limit. Where you land between the two is set by your credit score, not by bargaining.

Read the fee together with the rate, not separately. Where a fee is quoted without tax, add 18% GST to get what you actually pay. On a big, long loan the rate matters most. On a smaller or shorter one, a low rate with a high fee is often the costlier deal.

Other Tata Capital products

Tata Capital Housing also advertises a personal loan from 10.99%. The two are priced on different logic: the home loan is secured against the property, the personal loan is not, which is most of the difference between the two rates.
