To search a project on MP RERA, open rera.mp.gov.in, go to Project and then Registered Projects, and filter by district, tehsil, project type or project name. Click View on a result to see the registration number, validity, promoter, bank account and approved plans. The portal is run by the Real Estate Regulatory Authority, Madhya Pradesh (MPRERA) in Bhopal.

The home page counts change every day. The portal says all projects across Madhya Pradesh, inside or outside a planning area, fall under RERA.

How to search RERA registered projects in MP

  1. Open rera.mp.gov.in and switch to English if you need to.
  2. Open the Project menu and click Registered Projects. All Projects gives the same search across every status.
  3. Choose the project type: New or Ongoing. Leave it blank to see both.
  4. Select the district, for example Bhopal or Indore, and then the tehsil if you want to narrow it down.
  5. Type part of the project name in Search by project name, then click Search.
  6. Read the results table and click View against the project you want.

The results table has these columns: project name, project type, district and planning area, RERA registration number, validity, status and a View link. You can change how many rows show on each page and use the Filter box to search within the results.

How to search RERA registered projects in Bhopal

Select Bhopal in the district list and leave the other fields blank. On 17 September 2026 this returned more than 700 records. Add a tehsil such as Huzur, or part of the project name, to shorten the list. Bhopal registrations carry the code BPL, as in P-BPL-17-006.

How to read MP RERA project details

The View page is where you do the real checking. It is split into sections:

How to read an MP RERA registration number

Project numbers follow the pattern P-[area code]-[year]-[serial]. In P-BPL-17-006, P stands for project, BPL for the Bhopal planning area, 17 for 2017 and 006 for the serial. Other codes seen in the list include IND (Indore), GWL (Gwalior) and HBD (Narmadapuram).

Which projects must register with MP RERA

Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise or sell a project without registering it. Projects where the land is 500 sq m or less, or with eight apartments or fewer, are exempt. Once registered, the Act requires the promoter to:

  • keep 70% of the money collected from buyers in a separate bank account for that project (Section 4);
  • take no more than 10% of the price before signing a registered agreement for sale (Section 13);
  • fix structural defects reported within five years of possession (Section 14).

How to file a complaint with MP RERA

  1. Open the Complaint menu and choose the option to lodge a complaint, marked M/N/Section 40.
  2. Pick the form: Form M for a complaint to the Authority, Form N for compensation before the adjudicating officer, or a Section 40 application for recovery.
  3. Enter the project, the promoter and what went wrong, and upload your agreement and payment receipts.
  4. Pay the fee (₹1,000 for Form M under the Madhya Pradesh rules) and note the complaint number.
  5. Track progress under Complaint Status. Orders are published under the Orders menu.
