For a MahaRERA project search, open maharera.maharashtra.gov.in, choose Search Project and type the project name or MahaRERA registration number, with a pincode, district or completion date if you want to narrow it. Each result links to the registration certificate, any extension certificate, the project details and the original application the builder filed.
Promoters, agents and home buyers use a separate MahaRERA application portal, maharerait.maharashtra.gov.in, to register, file complaints and track applications. The steps for each are below.

How to do a MahaRERA project search
- Go to maharera.maharashtra.gov.in and open Search Project (under Home Buyers → Projects, or Registered Real Estate Projects).
- Keep Registered Projects selected. Choose Revoked Projects instead to check whether a registration has been cancelled.
- Type the project name or the MahaRERA registration number in the first box.
- Add a pincode, a completion date, or a state and district to narrow the list.
- Use the optional filters for carpet area (30–45, 45–60, 60–80 or more than 80 sq m) and completion percentage (10–25% up to 75–100%).
- Click Search Project. Each result shows the registration number, project name, promoter, location, pincode, district and the date the record was last modified.
- Open Certificate and Extension Certificate to see the registration and any extended completion date.
- Click View Details for the project data, or View Original Application for the documents filed at registration.
Press Reset before starting a new search, as the page itself advises. Every advertisement for a registered project must carry its MahaRERA registration number, so start with the number printed on the ad or brochure.
What to check before you book

Two rules in the Act protect your money after booking. The builder must keep 70% of buyers’ payments in a separate project account under Section 4(2)(l)(D). The MahaRERA application portal
Registrations, corrections, extensions and complaints all run on maharerait.maharashtra.gov.in. You log in with a username, password and captcha.

How to file a MahaRERA complaint
- Confirm that the project is registered. A complaint under this route can be filed only against a MahaRERA-registered project.
- Create a complainant profile on the application portal. A prompt offers the MahaRERA Conciliation Forum; click Yes to try mediation, or No to go to the complaint login.
- Log in and fill Form A. Give the building, wing and flat number, names of all owners, total price, amount paid, booking date, agreement date and promised possession date.
- Upload the documents that support your case.
- Pay the fee of ₹5,000 plus applicable charges. You and the builder receive an email once payment is made.
- Submit a convenience set of key documents of not more than 20 pages.
- Watch your dashboard. Hearing notices are sent by email and shown on the dashboard, and MahaRERA treats them as served once they appear there.
The Registry scrutinises the complaint and returns it if objections need fixing. It then goes to a bench, and hearings follow in order of seniority. If both sides agree at the first hearing, the case can move to the Conciliation Forum. Each person files a separate complaint; group complaints are taken only for common relief under Sections 7 and 8, or for common amenities. For a complex dispute, a property lawyer can help.
Complaint about an unregistered project
Use Inform Non-Registration on the website. A Source Information filing costs nothing and gets an SI number for tracking. If you want a hearing before the authority, file a Source Complaint and pay ₹5,000.
