To check UP RERA complaint status, open the Complaint Status page on up-rera.in (Complaints menu), enter your complaint number and the captcha, and search. The result shows your hearing dates, the proceedings recorded at each hearing and the next date. If you have lost the number, the Get Complaint Number page finds it from your payment transaction ID or registered email and mobile.

How to check UP RERA complaint status online

  1. Go to up-rera.in and hover over Complaints in the top menu.
  2. Click Complaint Status. The page is titled View Complaint’s Status Detail.
  3. Type your complaint number exactly as it appears on your receipt, including the slashes.
  4. Enter the captcha characters and submit.
  5. Read the hearing details. Each entry lists the hearing date, the proceedings of the day, remarks and the next hearing date. A disposed case shows the date of disposal.

Proceedings are often recorded in Hindi. A line such as “पत्रावली आदेशार्थ सुरक्षित” means the bench has reserved the file for orders.

Check your hearing date in the cause list

The cause list shows which cases a bench will hear on a given day.

  1. Open Cause List from the up-rera.in home page.
  2. Choose Complaint Cause List, or Conciliation Cause List for a conciliation case.
  3. Pick the Hearing Officer. Options include Bench 1, 2 and 3 Lucknow, Bench 1 to 4 Gautam Budh Nagar, the Adjudicating Officer at each office, and Authority at LKO or NCR.
  4. Select the hearing date and submit, then look for your complaint number.

Your hearing officer is shown against your complaint in the status result. Hearings can be held by video conference, and the complainant dashboard has a Get Virtual Hearing Link option.

What happens after you file

UP RERA’s user manual for the eCourts module sets out the stages a complaint passes through before it reaches a bench.

1Payment.The complaint is submitted only after the ₹1,000 fee is paid. Unpaid drafts sit under Pre-Registered, with a Payment link.
2Legal scrutiny.The Legal Division checks the complaint. If documents are missing, it raises objections, listed under Complaints with Objection. The complaint moves on only after you clear every objection.
3Hard copy.Once cleared, print the form and documents from Document Awaited, sign every page, and post or deliver them to the Lucknow or Greater Noida office. Upload the postal receipt or the dispatch desk receipt as proof.
4Hearing.The complaint is listed before a bench, and dates start appearing in the status result.

A complaint stuck with no hearing date is usually waiting at the objection or hard-copy stage. Check your dashboard before calling the helpline.

How to file a UP RERA complaint

  1. On up-rera.in, go to Complaints and click Register Complaint to reach the eCourts sign-up page.
  2. Register as an allottee or an association of allottees, then log in with email and password or a mobile OTP.
  3. Choose Register New Complaint (Form M), or Complaint for Compensation (Form N) for compensation claims.
  4. Answer the pop-up on the Conciliation Forum: Yes sends the matter to conciliation, No continues the complaint.
  5. Answer the screening questions. If RERA has already passed an order, you are sent to the execution request page instead.
  6. Select the promoter and project. If the promoter is not listed, choose Others and enter the details as an unregistered promoter.
  7. Add payment receipts, the relief sought and documents, review the form and pay ₹1,000 through the SBI gateway.

Under Rules 33 and 34 of the Uttar Pradesh Real Estate (Regulation and Development) Rules, 2016, the fee is ₹1,000 for both Form M and Form N. If the case is delayed or you disagree with the order

Delay.Section 29(4) of the Real Estate (Regulation and Development) Act, 2016 asks the Authority to decide within 60 days. Section 71(2) sets the same period for the adjudicating officer. Either can take longer by recording reasons in writing.
Builder does not pay.Under Section 40(1), unpaid interest, penalty or compensation is recoverable as arrears of land revenue. UP RERA issues a recovery certificate, which you can track under View RC Status. For execution and RC queries, email rro.hq@up-rera.in (Lucknow benches) or rro.ncr@up-rera.in (regional office benches).
Appeal.Under Section 44(2), appeal to UP REAT within 60 days of receiving the order, with a fee of ₹1,000. A promoter must first deposit at least 30% of the penalty, or the full amount due to the buyer, under Section 43(5).
Appeal status.UP REAT cases are tracked on efilingreat.up.gov.in under Case Status, by filing number, case number, party, advocate or judge.
Further appeal.Section 58 allows an appeal to the High Court within 60 days of the tribunal’s order.
