An SBI home loan of ₹50 lakh over 20 years costs an EMI of ₹39,519 at SBI’s starting rate of 7.25%, in force from 1 April 2026. Use the tables below as an SBI home loan EMI calculator: they show the EMI at both ends of the published range and for common loan amounts over 10 years.

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r is the monthly rate (annual rate ÷ 12) and n is the number of months. The figures here use that formula, the same one SBI’s own calculator uses.

SBI lists its Insta Home Top-up Loan on YONO at 8.30% a year, with a processing fee of ₹3,000 plus GST. At 8.30%, a ₹5 lakh top-up over 5 years costs about ₹10,210 a month.

Does SBI charge a penalty for prepaying a home loan?

No. SBI states there is no prepayment penalty. RBI’s Pre-payment Charges on Loans Directions, 2025 also bar such charges on floating-rate loans to individuals sanctioned or renewed from 1 January 2026.
