Search Karnataka RERA projects on rera.karnataka.gov.in under Services → Project Status, by project, promoter, registration number or district.

To search RERA registered projects in Karnataka, open rera.karnataka.gov.in, go to Services and click Project Status, then enter the project name, promoter name, application number or registration number, or pick a district and taluk. The result shows the registration number, status, approval date and proposed completion date, and the View Project Details icon opens the full project file with the builder’s documents.
Check a project on this portal before you pay a booking amount. A genuine Karnataka registration number looks like PRM/KA/RERA/1251/309/PR/090926/008924, and the same number must appear in the builder’s brochure and agreement.

How to search RERA registered projects in Karnataka
- Go to rera.karnataka.gov.in and switch the language to English from the top bar if the page opens in Kannada.
- Open the Services menu and click Project Status.
- In Search Project Details, fill at least one box: Project Name, Promoter / Company / Firm Name, Application No or Registration No.
- To browse an area, choose a District (for example Bengaluru Urban) and then a Taluk.
- Click Search. Each row lists the acknowledgement number, registration number, promoter, project name, status, district, taluk, project type, approval date and proposed completion date.
- Check the extension columns. COVID-19, Section 6 and further extension dates appear here, with links to the extension certificate or order.
- Click the icon in the View Project Details column to open the full project file.
- Download the registration certificate from the Certificate column and match it with the builder’s papers.
Names are stored as the builder typed them, so try a shorter part of the name if a search returns nothing. A search on the registration number is the most reliable.
What to verify in the project file
The project details window has tabs for Promoter Details, Land Details, Project Details, Cost Details, Bank Details, Uploaded Documents, Enquired Documents, Complaints and Quarterly Updates. Use them in this order.

Section 11 of the Real Estate (Regulation and Development) Act, 2016 requires the builder to update bookings, approvals and project status every quarter on the authority’s website. A project that has stopped posting updates deserves questions before you pay.
Rules that protect you after you book

Check agents, complaints and unregistered projects

Filing a complaint with K-RERA
- Choose Registration → Complaint Registration on the portal and create a complaint login.
- Enter the project’s registration number, your booking details and the relief you want, such as refund, interest for delay or possession.
- Upload the agreement, payment receipts and letters exchanged with the builder.
- Pay the fee. The Karnataka rules set it at ₹1,000.
- Note the temporary complaint number, then track the case under Complaint Status and the daily cause lists.
Section 31 lets any aggrieved person complain against a builder, agent or buyer. If you disagree with the order, Section 44 allows an appeal to the Karnataka Real Estate Appellate Tribunal (K-REAT) within 60 days of receiving it. For a complex dispute, consult a property lawyer before you file.
