RERA search means checking a project's registration number on your state RERA portal; there is no national search, and formats differ by state.

A RERA search is how you check, on your state’s Real Estate Regulatory Authority website, whether a housing project or agent is registered under the RERA Act, 2016. Type the RERA registration number from the brochure (or the project or builder name) into the state portal’s project search. A genuine project shows the same number, the promoter, approved plans, completion date and quarterly progress.

There is no single national search. Each state runs its own portal, and the Housing Ministry’s site at rera.mohua.gov.in links to all of them.

What a RERA registration number is

When a state authority approves a project under Section 5 of the Act, it issues a registration number and login for the promoter. Agents get a separate number under Section 9. Section 11(2) makes the promoter print the number, and the authority’s website, on every advertisement and prospectus.

The format is set by each state, so the same kind of number looks different across the country:

An application or acknowledgement number is different. Karnataka’s, for example, starts with ACK/KA/RERA; Rajasthan’s reads like RAJ-RERA-APP-P-2026-12171. A builder quoting only an application number has not been registered yet.

How to do a RERA search for a project

  1. Copy the RERA number from the brochure, hoarding, website or listing. If there is none, note the project and promoter names.
  2. Open rera.mohua.gov.in, go to RERA and then Real Estate Regulatory Authorities of States / UTs, and follow the link to your state. Use only the government portal it lists.
  3. Find the project search. It is usually called Search Project, Registered Projects or Project Status.
  4. Enter the registration number. If the search has no match, try the project name, promoter name, district or pincode.
  5. Open the project record and match the number, promoter, address and project name against the brochure and your draft agreement.
  6. Check the proposed completion date, sanctioned plans, and the quarterly updates the promoter must post under Section 11(1).
  7. Look at the status. Revoked, lapsed, “in abeyance” or “under investigation” lists are warning signs.
  8. Search the promoter’s name again for other projects and any complaints or orders.

How to check a real estate agent’s RERA number

Most portals have an agent search next to the project search. Enter the agent’s registration number or name, and check that the registration is current, not expired. Karnataka, for instance, shows expired agent registrations in a separate list with their expiry dates.

Before you sign, remember that a promoter cannot take more than 10% of the cost as an advance or application fee without first signing a written agreement for sale (Section 13).

If the project is not on the RERA portal

  • Check the spelling, the number format and the state first; a Navi Mumbai project will not appear on the Karnataka portal.
  • Ask the builder why. Only projects on 500 sq m or less of land, or with 8 apartments or fewer, and a few others listed in Section 3(2), are exempt.
  • Do not pay a booking amount for a project that needs registration but has none.
  • Report it to the state authority. MahaRERA, for example, has a free Inform Non-Registration route; other states take complaints under Section 31 for a fee.

Under Section 59, a promoter who sells without registration can be fined up to 10% of the estimated project cost, and continued breach can lead to imprisonment of up to three years. What if the RERA number on the brochure does not match the portal?

Treat it as a warning. Ask the builder in writing and complain to the state authority if the project is being sold without valid registration.
