How to search a TG RERA project

  1. Go to rera.telangana.gov.in and click Search Registered Projects and Agents. It opens the Search Project Details page on rerait.telangana.gov.in.
  2. Under Select User Type, choose Registered Projects.
  3. Fill any one field you know: Project Name, Promoter Name or the TelanganaRERA Project / Agent Registration Number.
  4. To narrow the list, pick a District, Taluka and Village, a Project Type (Commercial, Residential, Plotted Development or Mixed Development), or a range for the Proposed Date of Completion.
  5. Type the captcha text and click Search.
  6. Open the project in the results to view its registration details and the documents the promoter has uploaded.

A registration number search is the most exact method, because many projects share similar names. The number field accepts up to 15 letters and digits, with no spaces or symbols. Numbers on the portal follow patterns such as:

Every advertisement for a registered project must carry its TG RERA number, so copy it from the brochure, hoarding or listing and search it. If the number returns no record, ask the builder in writing and check again before you pay any money.

Search by name

If you only have a name, search by Project Name or Promoter Name. Special characters are not accepted, so type the name without commas or slashes. Try a shorter part of the name if nothing comes up.

How to check a real estate agent

  1. On the same search page, choose Registered Agents under Select User Type.
  2. Enter the Agent Name or the agent’s registration number.
  3. Type the captcha and click Search.
  4. Check that the registration is current. It lasts five years and must be renewed.

An agent can sell units in a project only if the promoter has listed that agent against the project on the TG RERA website. An unregistered agent can be fined ₹10,000 for each day of default, up to 5% of the cost of the property sold.

These fees are set in Rules 8 and 10 of the Telangana State Real Estate (Regulation and Development) Rules, 2017. The authority must grant or reject an agent application within 30 days, and renewal should be applied for at least three months before expiry. Apply through Real Estate Agent Registration under Services on the TG RERA website.

If something is wrong: file a complaint

  1. Go to complaints-rera.telangana.gov.in and create an account under New User.
  2. Log in and fill Form M for a complaint to the Authority, or Form N to the adjudicating officer for interest and compensation.
  3. Give the project registration number, the parties, the facts and the relief you want.
  4. Upload your evidence, such as the agreement, receipts and letters.
  5. Pay the ₹1,000 fee.
  6. Track the case under Know your Status and attend hearings as instructed.

Section 29 of the Real Estate (Regulation and Development) Act, 2016 asks the authority to decide complaints within 60 days, or record why it could not. What if the search shows no record?

Check the spelling or try the number without spaces. If the project still does not appear, it may not be registered, and TG RERA says advertising an unregistered project breaks the Act.
