SBI uses the standard reducing-balance formula: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). At 7.25%, a ₹50 lakh loan over 20 years works out to ₹39,519 a month.

SBI lists its Insta Home Top-up Loan on YONO at 8.30% a year, with a processing fee of ₹3,000 plus GST. At 8.30%, a ₹5 lakh top-up over 5 years costs about ₹10,210 a month.
Does SBI charge a penalty for prepaying a home loan?
No. SBI states there is no prepayment penalty. RBI’s Pre-payment Charges on Loans Directions, 2025 also bar such charges on floating-rate loans to individuals sanctioned or renewed from 1 January 2026.
