RERA stands for Real Estate Regulatory Authority, the regulator each state and union territory sets up for property projects. People also use RERA as short for the law that creates it, the Real Estate (Regulation and Development) Act, 2016. The Act makes builders register projects, keep 70% of buyers’ money in a separate bank account and fix defects for five years after possession.

RERA meaning: three terms that often get mixed up

Two more bodies sit alongside the Authority. The adjudicating officer, appointed under section 71, decides compensation claims. The Real Estate Appellate Tribunal (REAT), set up under section 43, hears appeals against orders of the Authority and the adjudicating officer.
Full form of RERA in real estate and in banking
RERA has one meaning in both fields: Real Estate Regulatory Authority. Banks and housing finance companies use it when they ask whether a project you want a home loan for is RERA-registered. Penalties under the RERA Act

How to file a RERA complaint
- Find your state authority’s website and check the project’s registration page for its number and promised completion date.
- Collect your agreement for sale, allotment letter, payment receipts and letters with the builder.
- Register on the state RERA portal and choose the complaint form. Section 31 lets any aggrieved person, including an association of allottees, complain against a builder, agent or buyer.
- Pay the fee set by your state’s rules and upload your documents.
- Attend the hearings. Section 29(4) asks the Authority to dispose of matters before it within 60 days, and to record its reasons in writing if it cannot.
- If you disagree with the order, appeal to the state Appellate Tribunal within 60 days of receiving it.
